Next is theConstellation, 9425 Blind Pass road with views to the north east overlooking the pool and Intracoastal waterway. 10 condos have been sold in the Constellation in 2011. 1001, 306, 604, 403, 903, 807, 802, 504, 304, 406. Price range between $175,000 and $330,000 average days on the market 70.

The Intrepid, 9495 Blind Pass rd. with views to the north overlooking part of the beach and Intracoastal waterways. 1condo has been sold in the Intrepid in 2011. 204 for $214,000 was on the market for 85 days.

Last building is the Courageous, 9525 Blind Pass rd. with views to the west overlooking the beaches. 10 condos sold in the Courageous in 2011. 1101, 707, 406, 1107, 1205, 1203, 1202, 203, 302, 404. Prices ranged from $170,000 to $320,000. Average days on the market 142

Prices depend on the location within the complex and within the building, the different views and if condos have been updated or not.

Short sale in St. Petersburg, tough decision to make.

I got a lead today for a homeowner that was thinking about doing a short sale.

I called him up, introduced myself and told him who referred me. Good thing, he was already waiting for my phone call and was prepared and very honest.

He is still current with his payment, but knows he will not be able to make them any longer.

He lost his job due to illness about 1 year ago and his income is just not enough anymore to support his family and his house payment.

For the last year they have been making the mortgage payment by taking money from their savings - emergency funds. This fund is empty now. So, now he waned to know

"What should I do?" I wish I could have given him some hope, but there is no way he can avoid a short sale or foreclosure.

The property value in his St Petersburg neighborhood has come down by nearly 50% in the last two years. Now instead of having 20% equity in his home, he is upside down by 30% plus closing cost etc. and counting the time it takes to completed the short sale process, we are at minus 40%

Hi knew all this, but I guess he just had to hear it out loud for the reality to kick in.

I see this all the time. Homeowners in St Petersburg know they are in trouble but they just do not make a decision. I can absolutely understand this. You are emotionally involved and of course you hope that the market will turn around in a month or so.

In the meantime you try to make one more payment and one more payment and somehow one more payment. And all this time you carry the burden of "knowing" with you.

St Petersburg Short Sales | Short Sales and Teaser Prices.

A short Sale situation here in St. Petersburg is already confusing enough for the buyer and the seller, but to make it worst, here in St. Petersburg Florida, a lot of Realtors now advertise short sales with (what I call) "Teaser Prices" and to be honest, I do not like it at all, but it seams to work.

So, maybe that is the way to go. Just to give you an example, a home that, according to the comps, is worth $300,000 might be advertised with and asking price of $150,000. Sure enough, now you get a lot of attention and showings. Buyers make offers left and right between $130,000 and $150,000 thinking that the bank will accept $150,000 or even less.

Well, wrong (or most likely wrong) the bank will have a BPO done or even and full appraisal and that is what they are going to base their acceptable asking price on. Now the bank will probably come back and counter theses low ball offers with $300,000 or $250,000 and however steps up to the plate first will get the deal.

On the one hand I think it is misleading to advertise a property, house or condo with a "Teaser Price" on the other hand you get more activity and maybe therefore more offers.

So what do you think? Are we doing the buyer or seller a favor with low asking prices or for that matter unrealistic asking prices?

It happens again and again and again, we get a new short sale listing in Saint Petersburg, we price it according to the "traditional comps", we get no showing, no calls, no offers.

We lower the price on the St Petersburg short sale and we lower it again and again, finally it looks attractive to buyers and you get 20 calls and 10 showings in two days.

During these two days you get phone calls from the buyer's Realtor.

"My client liked it a lot, we might put an offer in after he sells his own home" or "Anne we will submit an offer after the buyer has talked to his bank for a mortgage approval"

or "My buyer wants to make an offer but he first needs to come back next week and show it to his family"

As I listing agent in a single agent relationship with the seller, what am I supposed to do? WAIT?

I am sorry. If you want to buy a short sale here in Saint Petersburg you need to be ready to make an offer ASAP and you better have your pre approval letter in your hand.

By "crazy" I mean contingencies. By now all Realtors here in Saint Petersburg should know how to make an offer on a short sale and they should share that information with their buyers before they even go out and look at property. Here is a list of NOT to do

Do not make the offer on a short sale that is

Contingent upon Sale of buyer's house.

Contingent upon seller paying maintenance fee for a year in advance.

Contingent upon, wife viewing the short sale property in a month from now.

Contingent upon seller paying $6000 towards buyers closing costs.

Contingent upon seller putting a new roof on the house.

And on goes the list.

The only two contingencies I have ever seen a bank accept is Financing and home inspection.

Buyers have to understand the nature of a short sale. In short, seller has no money to do repairs or pay for anything else, bank does not want to deal with anything other than closing the short sale.

My tip to buyers is, make your offer as simple, and clean as you can. Make an AS IS offer on a short sale and leave yourself a way out with the home inspection. A short sale is not your traditional sale process, it is very different.

Ask your Short Sale Realtor here in Saint Petersburg Pinellas County, educate yourself before you make an offer and eventually loose the property.

St Petersburg | How do you determine the sales price of a short sale or pre foreclosure?

It might be different from state to state, but here in Florida Saint Petersburg we have to look at this from a couple of different angles.

The seller and owner of the house and condo that is for sale, the buyer, both Realtors and the bank. Everybody involved in a St. Petersburg short sale situation has a different motivation and looks differently at a short sale or pre foreclosure situation.

The seller who has most likely pay 20 or 30 or 40 even 50 % more for the house a few years ago, will want to break even or get as close as he can.

The buyer wants the best deal in town and buy it way under market value.

The banks want to keep their loss as low as possible.

The listing short sale Realtor is on the seller's site but also knows that the house or condo has to be price "fair" or the seller will not receive any offers.

The selling short sale real estate agent is on the buyer's site but knows that if the offer is too low, the bank will not accept it.

It all comes down to the BPO (Brokers price opinion) done by a Florida licensed Real Estate agent or Realtor (hopefully from the Saint Petersburg area) that is NOT involved in the short sale and he or she is hired by the bank or the appraiser that is also hired by the bank.

Whatever value they come up with is what the bank goes by. In my experience, the banks are a little negotiable on that price value. Let me give you an example.

If the appraisal comes back with $100,000 home value, the banks might try to get $120,000 but they might also be willing to go down to $80,000 If the fair market value on a short sale is $100,000 the bank most likely will not take $60,000 for it. They might as well start foreclosure procedure and sell it as bank owned.

Buyer's think, a Short Sale in St Petersburg is always the very best deal.

Well, it might be and it might not be. As a buyer looking for a great deal, you have to be open minded and you have to know the area and the market values. The fact that a home or condo is a short sale only tells you the seller is upside down on their mortgage and they will probably walk away from the closing table having lost thousands and thousands of dollars. Here is an example

Someone bought a condo in 2005 for $395,000 with 100% financing. Now they can not make their payments anymore and need to sell before it goes in foreclosure, so they negotiate a short sal with the bank, asking prices in $350,000 or $280,000 or $250,000. You think this is a good deal? No, it is not because similar units in the area sell for around $220,000 and they are not short sales.

If you are looking for a fantastic real estate deal here in Saint Petersburg, you or your Realtor needs to do their homework.

Let's say a unit in the same complex was bought in 1980 for $60,000, the owners dies and the heirs just want to get the money out of it, fast.

They will probably ask $200,000 for the unit and you can negotiate it down to $170,000

Now you have a good deal. And guess what, it was not a short sale!

So, please do not get stuck on the word Short Sale, you have to know the area and the market conditions to find a great deal.

Everybody, Buyers, sellers, banks, realtors, we all use the word but for most people it is a new word, a word they have not heard or used before. The first "short sale" seminar that I attended as a Realtor was packed with people, all wanting to know - What is a short sale?

The answer is simple but than again very complex because every short sale in St Petersburg is different.

Short sale means that the seller's mortgage is higher than what he can sell the house or condo for in today's market. So, when the owner decides to sell and goes to closing, he would have to bring money to the closing table. Negotiating a short sale with the bank before closing gives the owner at least a chance to minimize his lost.

The bank might forgive some or all of the difference between sales price and loan amount. The key to a successful short sale scenario is finding the right people to guide you. This could be your realtor or your lawyer.

If you, like so many other people, are in the unfortunate situation of being upside down on your mortgage, take action, do not wait. Time is crucial; you need to start the Short Sale process as soon as possible.

The earlier you start the better chance you have to negotiate a short sale deal.

Finally all the paperwork is done, the bank (after months and months) has their act together, we have an offer on the table. The bank send the appraiser out and for whatever strange reason the appraisal comes back surprisingly high.

Now the bank rejected my buyer's offer and a few days later (since my buyer did not panic and make a higher offer) the bank came back and countered with the appraised amount.

My buyer stood firm, he is an investor and he has a bottom line that he sticks to. The numbers have to work, and if you go over a certain price it just won't be an investment anymore.

With rejecting or countering my buyer's offer, the banks did nothing but waste valuable time and produced more cost and expenses.

Today's investors are smart and the inventory here in St. Petersburg is high, if they can't get the deal they want, they just walk away and move on to the next project.

Well, needless to say, the banks did not get any higher offers and a few weeks later they called me and asked if my buyer was still interested, they now would be willing to accept his original offer. This is not a one time incident; it has happen to me a few times this year. What are they doing? I am sorry, but it is time that the banks and lenders get a different attitude towards short sales and foreclosures. If they really do not want to own your property, they should do everything possible to help you sell it and it should not take month and month and month. Every-time I deal with a short sale, no matter if I am on the buyer's or seller's site, I get frustrated at one point. But the good thing is that my personality does not allow me to give up, so I try and try and try again till I can finally get someone from the bank to talk to me. This is probably the most important thing to take for this little post. If and when you are in a short sale situation, do not take no for an answer, keep calling them, keep pushing, keep e mailing, to a point where someone finally gets back. Persistence is the key, once they realize that you will not go away, they will finally speed up the short sale or foreclosure process just to get "rid" of you.

Why I love to live in Treasure Island Florida.

The Tampabay area is just wonderful, I live in Treasure Island, used to live in Saint Pete Beach and my office is in Madeira beach just down the street from Redington and Indian Rocks.

It doesn’t matter in which one of these beach communities you live, they are all wonderful. We all get a beautiful sunrise every morning and we have the most spectacular sunsets every night.

The “South Beaches” of Pinellas and that is everything south of the Clearwater bridge to the Skyway bridge consist of little beach towns.

I will list them from the north to the south. There is Belleair Beach and Belleair Shores followed by Indian Rocks beach and Indian Shores.

South of that we have Redington Shores, North Redington Beach and Redington beach. Next is Madeira beach and Treasure Island, Saint Pete Beach, Isla Del Sol and Tierra Verde.

It sounds like a long long strip, but in reality I am talking about a 20 mile stretch give or take.

All the Redington something’s are just 10 blogs long. My point is that it realty does not matter in which beach community you live, you will be able to walk to the beach, walk to restaurants and bars and shopping.

These beach communities are very laid back and easy going. We have a good mixture of single family homes, condos and hotels.

We have the tourist season but it is nothing like the Miami area. It does and did not change the character of our little beach communities.

So, when you are down here for a visit you need to go to Sunset beach, that is the south end of Treasure Island. Sunset beach is a very diverse community with lots of really really old little beach shacks as well as modern new construction.

Sunset beach in Treasure island has a lot of positive energy and it is kind of artsy. People are very creative, you can easily see this just by walking around, looking at the mailboxes and other things they have displayed in their front yard.

Once you are in Sunset beach, you have to stop at Caddy’s Waterfront restaurant, have a drink or a bite to eat and enjoy the beautiful beach.

Another must see is John’s Pass right at the Bridge that goes from Madeira beach to Treasure Island. This place is a lot of fun for the whole family. You will find a lot of little shops and stores and souvenir places, ice-cream parlors, restaurant and bars. The best thing about John’s Pass is the boardwalk.

Make sure you take a stroll along the waterfront and watch the boats go in and out of John’s Pass. If you want to do some Parasailing or fishing or jet skiing or rent a boat, John’s Pass is the place.

You next stop should be Pass a Grille. It is the south end of Saint Pete beach just behind the Don Cesar hotel. Pass a grille has a lot of history and walking around you can feel and see it. Have a drink at the Hurricane roof top terrace and watch the sunset or go to the Black Perl for a nice dinner. Talking about dinner,

The Wine Cellar in Redington is a nice place to go for upscale European food, The Gulf Bistro in Madeira beach has outstanding French food and the Perl in Treasure Island is a gourmet restaurant that you do not want to miss.

Top of the line is of course the Don Cesar in Saint Pete beach, they have a wonderful Sunday brunch. For breakfast we can recommend the Frog Pond in Redington and there is also one in St. Pete beach.

Or go to Tierra Verde to the German Crepes house and have a European breakfast. If you just want a fantastic cup of coffee and croissants, you have to go to Casa Del Pane, a little Italian place in St. Pete beach.

AR meeting in Tarpon Springs.

Thanks to BarbaraJo (we now know that she is not just a Jo but definitely a Barbara) a bunch of Tampabay Real estate agent and of course Activerain bloggers met for lunch in Tarpon Springs today.

I had a crazy morning, my phone would not stop ringing and i was thinking about canceling the lunch (glad I didn't) and I live in Treasure Island and it is a little more than an hour drive ( but no problem with my new car) but it was well worth it.

What a fun group. BarbaraJo pick a real nice restaurant right on Lake Tarpon, beautiful views and great food. I love the AR community and the blogging but nothing better than to actually meet people in person.
