Great Question!

After being a home inspector since 2002, I can say it all about experience and being able to interpet the subtle signs found in a home. For example I was inspecting a 5 year old home and noticed a slight difference in the living room ceiling. Knowing that was roughly where the master shower was located I decided to check the area with a non-intrusion moisture meter. Sure enough the shower had a leak. Gone unchecked the leak would have gotten worse and resulted in several thousands of dollars of repair.Without experience "Dad" would not have found it.

Secondly, from a negotiating stance a professionally home inspectors opinion trumps "Dads" opinion. He is biased, home inspectors are not. Most Home Inspectors belong to organization that have a code of ethics. Last, its about the report. Dad gives a verbal opinion with no documentation. It will be hard fro the REALTOR to take that and negotiate with it. On the other hand a well written report with pictures of the issues makes an effective tool that can be used to negotiate a repair or reduction in price.
