Buying and selling Real Estate in Pinellas county, being a Realtor, listing agent or selling agent
Scenario
My buyer found a condo he liked and wanted to make an offer. It was Friday afternoon and with my luck, of course I could not reach the listing agent. 5 phone calls later on a Saturday afternoon she finally returned my calls. I told her that I was trying to submit an offer on one of her properties and wanted to know where and when we could meet. She started giggling and told me that this always happens when she is on vacation. She also told me that she thinks she will be back on Thursday and to call her than so we can figure out a time. I polity explained the "concept of time" to her and her response was "you are taking this too serious, have a drink and enjoy the weekend." After that her phone was dead, I could not reach her for 3 days, called her broker and it took him 2 days to get back to me.
What do you tell your buyer?
This agent and her broker do not seam too interested in selling their listing, they have better things to do over the weekend.
Or
I had difficulties reaching the other agent, maybe she has problems with her phone.

there just never is a dull momnet is there.
You tell your buyer client the truth and leave it up to him/her to decide if he wants to wait for a response, or move on to another property.
I wouldn't hide a response like that from my buyer clients.
The truth works...buyers need to know that there are good agents and not so good...they will appreciate you more...if the manager gets you nowhere, look for another unit in the same complex...these days, that shouldn't be so hard to find ! Good Luck !
Anne, I agree with the above comments, I would tell my buyer the truth. I understand your frustration, I've negotiated and sold homes while I was on vacation before, I don't know why the listing agent can't in this case. Good luck!
Hey, be honest with your buyer about the situation. Give the seller's agent a day to get back to you and then contact the seller directly.
Between you and me, when the giggling started I would have blown a fuse. I'd send the offer to her and her broker with a time limit. Then I would terminate it quickly if no response, giggle....
Mike, Sally, Kris I hear you and that is what I wanted to do, but I did not, I sugar coated it a lot ( he ended up buying another unit in the complex)
Anyway, do we really want the buyer to get frustrated and think "bad" about real estate agents?

I am not sure he would have thought bad about Real Estate agents. Just like in any career field their are people who take their job seriously and ones that don't. I think I would want my client to see how professional I am and what unprofessional looks like in real estate. I feel sorry for the sellers, I wonder if they know how bad of a job their agent is doing for them.
Wow, Wow.. that's all I can say.... You have to tell your buyer the truth... Listing agent away can they wait, or do they want to continue looking?...
I cant believe that they did not have coverage while they were away, that is just crazy.
The truth without too much fan fare or emotion -- ask the buyer if he/she wants to wait or should we continue looking at other properties. Now that you've found one that works for the buyer, maybe there is another similar one elsewhere that the buyer will like listed by an agent who is available. ~Evelyn
Okay so I'm a lender but I work with greatrealtor's so I understand. I really don't thing that buyers know how difficult it is for agents to get a buyer under contract and I know they don't understand how hard you work. They don't understand the 11:00pm calls, the 6:30 am meetings or the fact that we don't get paid if the deal doesn't close. We had a buyers panel here in Colorado and I was shocked what they said. After responding to questions, one buyer responded that he thought his late night offers (5 offers) and calls were just out of the norm for buyers. His next comment....I had my agent earn her 3%. We were all a little shocked by that but what he didn't realize is that is every deal, in one form or another. Maybe I'm wrong but I would be honest with your buyer, (probably doesn't hurt to sugar coat a little bit there on your frustration) let him make the decision which is sounds like he did.
I would however write a letter to the agent, and the broker. on how much of a diservice she did for her client. That is fine if your on vacation...put it on your voice mail and don't be cheap and get someone to watch your business!
I try not to disparage other agents. However there are times that will try you. I of course would keep my Buyer informed. In the case above I think that if you are a person who has responded in a timely manner to your client then you are well justified in pointing out the other agents flaws to your Buyer. Of course I would do it in a manner that showed your Buyer that your hands were pretty much tied. Continue to Leave voice mail messages and email for the Listing Agent and Broker and update you Buyer of your activity. Then sit back and have a drink.
Tell your buyer the truth - you are their agent, after all, not the listing agent's. If nothing else, if they do move forward with this purchase, you'll want them to be forewarned that there might be issues on the other side due to this kind of thinking on the listing agent's part.
Anne - I have had this happen on more than one occasion. I toldl my buyers that if wel could not get cooperation from the sellers or their agents now.....what type of cooperation would we get when it comes to negotiating the final terms of the deal. Utlimately, I lay the facts out and leave it up to them. If they want to pursue the house.....we wait for the agent. If not, we move one. In each case, my clients moved on and in the end were very happy they did.
The agent who is on vacation is really not working in her clients best interest. I take several vacations a year and during that time, my business partner handles all of my calls and deals. This day and age with modern electronics, its almost possible to get a fax on the beach while sipping a cool tropical drink.

Always tell the buyer the truth. I would have been so mad after the conversation with the realtor that you can bet I would be calling someone to get it straight, if I couldn't get the broker I would be calling the board. That was just plain rude! Their is no excuse for no coverage.
In our community if the agent has failed to respond within 24 hours the agent may call the seller directly. Not that this would be your first choice. You should have written the offer and submitted it to the broker. If no answer then see what your association allows.
Tell your client the truth. I would have asked the broker if the agent left someone else to handle thier transactions while they are on vacation. I always have someone assigned to help me when Im on vacation, and they are capable of closing any of my listings if necessary.
I cant believe this. Its happened to me a couple of times before. I wish I could explain to thier clients what a disservice thier agents were doing to them when they were on vacation.
