I live on Paradise Island in Treasure Island Tampabay but for whatever strange reason I have not written about our beautiful community in a long time.

Today I want to focus on a community called the Village of Paradise. It is a townhome / condo community on Paradise Island just off Central Ave in Treasure Island. The location is absolutely perfect. Within 2 minutes you are at the beautiful beaches and downtown Treasure Island. A few more minutes and you are in St. Pete Beach and South Pasadena.

Our area is known for its gorgeous beaches, the great fishing, wonderful boating, perfect sunsets and everything else you need to get the best beach living life style ever. To the north, the Village of Paradise in Treasure Island is located right next to the city community center which features a 9 hole Golf course, tennis courts and a ball field along with play grounds. East and south it is surrounded by water and you enter from the west which is Paradise Blvd.

The Village of Paradise has 4 different associations and that is a little confusing for some buyers.  Phase number 1, 2 and 3 are condo associations and phase 4 is a PUD. Some of the townhomes have a water view, other have a relaxing and inviting pool view and others overlook the golf course and the tennis courts. Rentals are allowed in Paradise Village and you can also bring your pet. The association has boat slips for rent that even fit big boat and you pay somewhere around $72 per month which includes water and electricity.

The Village of Paradise just got a beautiful "face lift" new Hardie board siding on all the homes in warm earthy colors and new landscaping make this townhome community look even more friendly and cozy than before. Village of Paradise or Paradise Village in Treasure Island Tampabay is a very special community, not too big not too small. It is a peaceful and quite residential community but because of its unique location you can walk to the beaches and restaurants and shops. Here in Paradise Village you just feel like you are on a life time vacation.

It is a buyer's market, Paradise Island has a huge inventory of real estate for sale, and people can pick and choose and negotiate great deals. Most houses, condos, townhouses or villas are direct waterfront. It is a paradise for boater and water lovers. Within a minute or two you are on the intracoastal water way and within 10 minutes or so you can go to Johns Pass or Blind Pass, both take you out to the Gulf of Mexico and our beautiful beaches.

Starting at $344,900 up to $1,599,900

Also on the market 6 town homes starting at $ 260,000 up to $ 525,000

And 12, yes, that is right 12 units in La Costa Brava asking somewhere between $155,000 and $ 298,000

This is only data from the MLS system and does not include for sale by owners on Paradise Island.

And last but not least 4 condos in Paradise tower ranging from $209,000 to $289,000

Lots of inventory for our little community. But than again with the current market condition it is not out of the ordinary. We have lots of selers but just a few biyers.

Both house were fantastic deals in sold in a matter of day

10112 Paradise Blvd is a  3 bedroom 2 bath 2 car garage 1816 heated square feet with a pool and it sold for $ 250,000

10127 Paradise Blvd is a nice 4 bedroom 2 bath 2 car garage 1932 heated square feet with a pool on the water and it sold for $532,000

These two sales might affect our property values dramatically.

They both sold this month (March 08)

A few years ago appraisers assumed that the property values are going up and up by the day and we saw appraisals coming in on the high site rather than the low end.

This is different today, what I see is the opposite, appraisals come in on the low site and short sales and foreclosures and distressed sales are taken into consideration.

Nowadays some banks even require two appraisals.  I ran into a situation a few months ago were the appraiser refused to submit the report because there was a short sale closing soon and he wanted to wait for this data to come n so he could include it in this appraisal. I have never seen this before. Well as you can clearly see, it is a buyers market.

I always say "We live in Paradise" so of course my favorite flower is the Bird of Paradise or crane flower. it is closely related to the banana. I just love the colors and the look of it. I have several of them in my yard and they were doing great and blooming fantastic for a couple of years. I was so happy that they are "maintenance free" since I have about 100 something other scrub and plant and trees to take care of.

well two years ago was the first time everybody else on Treasure Island had beautiful Birds of Paradise, but me.

I tried every fertilizer money can buy and lots of water, you name it. Nothing helped, my birds looked pitiful.

This year they are back again and blooming strong.

Here is the trick, they are no "maintenance free"

You have to take out the old dead leafs and stems, and I even cut down the outer leafs that were hanging all the way to the ground. It looked like my bird had gotten a drastic haircut and was not too happy about it, but 3 month later it came back, more beautiful than ever.
