Here are just a few of the common answers.

Seminole Isle is a gated community and I like the security of it.

I love the grand entrance; make me feel that I live in a very special place.

I love the grounds, all the tropical landscaping and the water gives me a very relaxed and easy feeling.

Once I get home from work I do not have to leave anymore. Here in Seminole Isle I can go fishing of the dock or take my canoe out or stroll along the walkway and watch the birds and fish. I can go to the gym and work out or play a round of tennis with me neighbors or just relax by the fabulous pool and catch some sun.

Among other things, the location sold me on Seminole Isle. It is very private and tugged back but yet it is just around the corner from 3 major streets that get me everywhere in minutes.

I love the closeness to the beaches and the city of Seminole has so much to offer.

It was important to find a place that I liked, that was new but it also had to be in a very good school district.  Seminole Isle offers all of this.

Well, I love my two dogs and not many places accept pets. Seminole Isle was all I ever wanted AND I could bring my beloved pets.

Do not get me wrong, Seminole isle is a beautiful place to live but my motivation was the price. Where else can you get this much for your money?

I saw the models a few years ago and I instantly fell in love. Unfortunately it was a lot of money at the time. Now that prices have come down so much, I just had to grab my chance and buy a unit in Seminole Isle.

It can be cats or dogs or a combination. In addition to that you can have pets like birds and fish or other small animals that stay permanently inside the unit. So, Yes, Seminole Isle is one of the few pet friendly communities here in Pinellas county. To my knowledge there is no weight limit at this time. Come to Seminole and check out this gated community. There are a lot of things you need to know before you sign the real estate contract. Seminole Isle is a newer waterfront community consisting of 180 condos and 90 town houses. The one question I get all the time is about rental restrictions. The Seminole Isle Master association document state that you can rent your condo or town house, but that the lease agreement has to be for a period of 7 months or longer.

Please pay attention to the LP/SF. This is the listing price per square feet and does not include the balconies. When I look at all the units that were sold this year, the average asking price per sf. was $142, now with all the active listings the average asking price per sf is $169.

I am wondering, has Seminole Isle reached the bottom? It is hard to tell, I search public records and there are some more short sales and foreclosures to come.

Anyway, this will be interesting to watch.

Seminole Isle in Seminole Saint Petersburg

Seminole Isle is a very nice community here in Seminole Florida.  It is located right on Park Blvd between Seminole Blvd and Park Street, in the middle of Seminole across the street from the huge Seminole park. It is only minutes away from the beaches of Madeira and Redington. Seminole Isle is a gated community with 6 condo complexes a total of 180 units and a lot of town homes. Nearly all units have a great view onto Lake Seminole and the nature preserve. The complex is right on the water and has a nice dock and its own little beach. Seminole Isle features a nice clubhouse and tennis courts, a heated swimming pool and a long walk way around the community with beautiful direct waterfront places were you can just hang out or fish or watch the birds.

Location, Location, Location, it does not matter where you need to go in St. Petersburg, Seminole Isle is 10 minutes or less from everything. There is a Publix and a Sweet bay within 5 minutes, a Home depot within 3 minutes, shops and restaurants even the Seminole Mall is less than 5 minutes away. It will take you 30 minutes to Tampa airport and about 15 minutes to the downtown Saint Petersburg waterfront. Seminole itself has a lot to offer, it is an up and coming community with lots of energy and lots of fun things to do.

Seminole Isle was built some 4 years ago by Beazer, one of the nicest projects they ever did. Unfortunately the real estate market changed over night and Beazer stopped constructions on other projects that were planned for Seminole Isle. So, right now there is a lot of vacant land within the community. If you do not know about the developer stopping the project, you would not realize that it was supposed to have a lot more buildings. In the beginning of 2008 the developer turned the condo affairs over to the Seminole Isle association and the complex is now managed by the Leland Management Company. They have an onsite property manager that takes care of everything.

Ok Let's talk about the condos in Seminole Isle, like I said there are about 180 units and the have 3 different floor plans. The condos are either 2 or 3 bedroom between 1500 and 2100 heated square feet. Each condo has an assigned parking space underneath the building and tons of parking outside. Also, each condo has a very nice size screened in balcony, open floor plan and high ceilings.

The town homes are a little over 2000 sf. also available in 3 different floor plans and they have a big over sized two car garage/ bonus room downstairs. You have your kitchen, living room area on the second floor and the bedrooms on the third floor.

I kind of like the condos better, that might be because I am too lazy to walk up and down the steps in a town home.

In the beginning of 2008 Beazer sold their last units in Seminole Isle and now everything that is or comes on the market is a resale. People paid a lot of money for these condos when they were brand new. Well, like I said before, in the meantime the market has changed and the sales prices in Seminole Isle went down dramatically.

We are talking about prices that dropped by $150,000 within a 2 years period. Well this is good news for all the buyers out there, once in a while you can find that unbelievable deal in Seminole Isle. We sold one a few month ago, 2100 Sf. condo for $270,000. The seller had paid way over $400,000 for it about 2 years ago.

We just closed on a short sale in the Seminole Isle condos Florida

I was representing the buyer in this short sale situation. The seller, realtor and lawyers had started the short sale process with the bank in Jan 2008. They had received 3 offers on the Seminole Isle property between January and August, but all of them fell apart because the buyers did not want to wait months and months to go to closing. This was another example of the bank taking their merry time. Anyway, my buyer was looking for a 2100 square feet unit in Seminole Isle for a few months and we just could not find one that was priced according to market value.

I checked the MLS twice a day, I personally wrote to all home owners with a 2100 square feet unit in Seminole Isle, asking if they wanted to sell, I called all Realtors and Real Estate agents in the area and asked if they had a pocket listing, I checked public records to find the short sale or foreclosure units and called all the different lawyers. But nothing came up in Seminole Isle.

I guess it was my lucky day when I called the 3 Realtors that had units "under contract" supposed to close soon. Two of them were on tract but one had just gotten the word that his buyer was backing off a day or so before final bank approval. Long story short, my buyer accepted the price the bank was willing to take, we did not have any contingencies and we went to closing 3 weeks later. Seminole Isle condos. I have to write this post to say Thank you to Doug Walkowiak.

I needed condo docs for Seminole Isle and I needed them badly and fast.

Long story short between the owner and the realtor and the title company I just could not get them. I could have gotten a hard copy but nobody knew if it was updated. . .and so on. Well these Seminole Isle condo docs had to go all the way to the Czech Republic. and I was running out of time.

My last resort was to called the condo association. I left a message, my phone call was returned ASAP and Doug Walkowiak the property manager said he would help me out and e mail them to me. I could not believe this, you know how many hoops you usually have to jump through. So, I am all excited, my problem is solved. No, it wasn't the e mail got stuck in cyber space. So I had to call again, gie him a different e mail address, he tried again, Yes, you guess right it got stuck again. Everytime I called the poor guy I thought he is going to tell me ENOUGH, but no, he was as sweet and understanding and professional as someone could possibly be.

In the end Doug send me 9 different e mails and we could piece it all together.

In 15 years of real estate and dealing with associations I have never had such a good ecperience.     Doug if you stay in Seminole Isle I will make it my farm area

Is it me or the rest of the world?

Yes, it is one of these days.

When will the Realtors get real?

Sometimes I just do not understand, are  Realtors, Real Estate agents,  listing agents

waiting for the knight in white shinning amore?

I am trying to find a way to sugar coat this, but I just can't.

Seminole Isle is one of the communities that was new construction

and sold directly from the developer at the peak of the market.

This particular community got hit hard when the market crashed.

People bought units for $400,000 or $460,000.

Right now just in the last few month, these units sold for $ 225,000, $ 247,000, $260,000, $ 245,000, that makes an average sales price of $244,000  Ok, adjust for the view or upgrades but that's is it. Low end is 225K high end is 260K

Why, why would you list one of these units at $429,000 ???

What are you trying to do?

Nobody in his right mind, in this kind of market will pay that price.

Banks will never finance this deal.

It will never appraise!

So, why even list it? Isn't our inventory high enough?

What are people thinking?

Is it me or the rest of the world?

Am I getting this all wrong?

Am I missing something?

PS. this unit is one the market for more than 250 days.

in Seminole Isle, Seminole Florida. It doesn't matter what floor it is one or what the view is, as long as it is on Key Haven rd. or Marathon.

I have two very serious buyers

and we have been looking for a few months now.

Both of them are financially stable and they will be able to make a decision in a matter of days or even hours.

This might be an unusually approach, but both of them do not want to wait until something shows up in the MLS again,

they want to buy now. They like the community and the location, the close distance to the beaches, shopping and restaurants, and I can not find anything comparable

I have pretty much exhausted every possible way of finding a unit, from calling owners to writing them to check the MLS twice a day to writing banks and lenders, even foreclosure lawyers. Nothing so far, this blog is the last idea I have for now.

Seminole Isle in Seminole St Petersburg , condo for sale
