Size does matter

I do not know if you see the same in your market area, but what I have seen here in St. Petersburg lately is probably reflecting the overall economy. It is amazing; just a few years ago everything needed to have as many sf as possible. Now we see a trend that indicates that people take a small 3 bedroom over a big 2 bed room condo. Even if the price per sf. is higher in the 3 bedroom condo than the 2 bedroom condo.

The best example in our area is the Silver Sands Condo complex in St. Pete Beach.

The big like 1900 or 2000 sf, condos in Silver Sands were hard to come by and sold in a short period of time, now they sit on the market much longer and the smaller 1400 sf

2 bedroom 2 bath units sell much fast. People still want to live in the prestigious Silver Sands complex here in St. Pete beach and the units still sell, but now the small units are in higher demand.

It is Silver Sands right here in Tampabay, Pinellas County, on St. Pete Beach.

Silver Sands is the most prestigious and exclusive direct beach front community

on St. Pete Beach Florida.

It is a gated waterfront condo community with 24 hour security. The property consist of 3 buildings,

6600 Sunset way was built in 1985

and 6650 Sunset way was built in  1992 

together they have a total of 300 some units, ranging from 1470 square feet to 2400 square feet. The complex has 5 living floors and a few different floor plans. The view from each unit onto the Gulf of Mexico and or the intracoastal, is a little different. Silver Sands sit on more than 17 acres of perfect beach front, and it is one of the biggest gulf front parcels here in St. Pete. The complex has 2 heated swimming pools and spas right on the beach and 4 tennis courts, a beautiful clubhouse with billiard room, exercise room, party room and much more. .Living here really feels like being in a vacation resort.

Per our local MLS statistics, we had 7 sales in Silver Sands in 2007. This year to date we have one sale and 5 more units under contract already.

Silver Sands is a Condo complex, not a condo hotel. You can rent a unit, but it has to be for a minimum time of 3 moths or longer. Also, the biggest confusion about Silver Sands is PETS are they allowed or not?

They are not allowed in building 6500 and 6600 but they are allowed in building 6650.

The whole subdivision is kept in immaculate condition. Nothing ever looks like it needs repair or fixing. The landscaping is beautiful and the location right here on St. Pete beach speaks for itself.

Take long walks on the beach, enjoy the sunsets, have a cocktail at our local beach bars, see the dolphins play. Walk to our downtown Corey Ave district; enjoy the nearby restaurants and shopping. Take advantage of the water the gulf and the intracoastal, do all the fishing and boating you want.
