If you have more than one mortgage on your house or condo or a mortgage and an equity line it will get a little more time consuming and complicated. If both mortgages are with the same lender, you chances are better and the process is faster. In general (keep in mind, every short sale situation is different) if there is no money left from the sales proceeds to give to the lender that is in second place, the first lender has to make a deal with the second lender and this can go on for a while. If the first lender (they usually pay a few thousand) is not willing to pay some money to the second lender, the chances for a short sale just got less and less. Anyway, do not be discouraged, talk to your realtor and see what he or she has to say. Short Circuit In Short Sales

Brian, great post. It is about time the banks / lender change their attitude towards short sales.  Time is big factor when it comes to short sales and many buyer get discouraged.

Via Brian Leavitt (Northstone Real Estate Inc. & Northstone Mortgage):

Word on the street is the short sale process is headed for change and the sooner the better.  As it now exists the short sale process is at best cumbersome and at worst, and read worst as usual, ridiculously inefficient.  In many instances little or no progress is made in weeks or even months leading to high transaction failure rates as buyers eventually give up.  In a recent news article the author said that the short sale system is broken.  The truth is there is no short sale system but there is a growing trend towards efficiency because the methods presently being used are simply not working. 

In a recent short sale transaction Northstone represented a buyer who purchased a short sale that had been approved by the bank even before the home was listed for sale.  The transaction closed in 23 days.  Compare this to a process of frustration and disorganization where a stressed out seller wanders through the maze of options, doubts and fear towards a possible but often not probable objective of somehow getting their home sold in the most difficult market we have seen in 30 years.  Usually the seller is in the process of negotiations with the lender from the day the home goes on the market up to and including the day of closing and frequently requiring the seller to submit multiple offers.  That's right; I said multiple offers, in this market.  Think about that.  The bank wants the highest price they can get to reduce their losses so they want multiple offers.  The only way to get multiple offers is reduce the price which makes no sense at all.  Compare this to a transaction where the bank understands the realities of the market and economy and the position the seller is in.  They price the home competitively and approve the price and terms they will accept before the home hits the MLS.  The result is a transaction where the buyers gets a good deal but not a steal,  the bank gets the maximum price in the prevailing market, the seller gets their home sold and their obligation met. 

The other element here is that throughout the process the agent is often in communication with the lender and the seller on a daily basis and frequently on  the phone on hold indeterminately while trying to reach anyone with the bank who has the authority to make a decision.  That is if the buyer and seller have a diligent and motivated agent.  In most cases the agent simply throws their hands in the air and gives up in desperation.

Change is slow but change is in progress.  Some lenders are realizing that the benefits to the pre approved short sale are huge.  A buyer who understands the process and has a degree of certainty in their transaction is willing to make a better offer because there is much less perceived risk.  Sellers are more willing and motivated to help facilitate the transaction by cleaning up the property making repairs, as they are able, and is  generally focused on an achievable goal: they have hope.  Agents are more motivated and confident because they also have achievable objectives and an increased likelihood that they will actually get paid.  The process is much faster as well costing the lender much less compared to the "usual" short sale method.

As we all know, it is not easy to make the decision or to face the fact that your home or condo here in the Saint Petersburg area is a short sale. A short sale or pre foreclosure situation can be overwhelming to the seller. There is a lot of emotional stress and than there is the "what will my friends and neighbors think" stress and there is the Paperwork stress. When it comes to the "paperwork stress' the best advice is to get started and get it done an over with.

The only way to get this off your shoulder is to actually fill out the paperwork, write the hardship letter and submit it to the bank. The bank should have all this information before your Realtor submits the first offer. The short sale process takes long enough already, do not add to the time but not submitting your paperwork. It is important and you will feel better once you have done it.

I had a client today that wanted to buy a house or condo that is either a short sale or a pre foreclosure or bank owned already. He realty likes Saint Pete beach, but did not think that you could get a great deal in this prestigious beach town.

I have written about it before and I will keep writing until everybody hears me.

If you are faced with a short sale, time is NOT on your site. You need to act ASAPI do understand that nobody wants to do a short sale or go in foreclosure. Our natural reaction usually is, "let's wait" things will get better, things will change for me, things. . .  It is not easy to take action, but believe me, you need to talk to a lawyer or your Short sale Real Estate expert. The moment you think, I might end up in a short sale with this property, you need all the information and guidance you can get. Again, the clock is running against you and you can only beat it with action. Most of the people I meet as a Certified Short Sale Professionals have waited to long. We could have helped them if they had contacted us earlier, but when they finally do, it is often too late.

That's what I did this week.

I already have the E- Pro, ASR, RECS, TRC, C- CREC, ABR, AHS  training and designations and before I took the Certified Short Sale Professional classes, I wondered if I really need another designation and if it is worth spending all this time and money.

 Now I have to say, I am glad I did it. You know how they say  

"Even when you think you know it all, you can still learn something.

In today's real estate market, (at least here in Saint Petersburg Fl.) changes happen overnight and it is important to keep up with them and apply them to the day to day business.

More and more people here in Saint Petersburg Tampabay are faced with a short sale situation and they need assistance and guidance, we as Realtors can do our part to help.

I am interested in buying  a Short Sale property.

Can you send  me Short Sale property listings.? Are there  any Short Salesin St. Petersburg? How can I find a Short Sale homes?  Is it a Short Sale property?

These are the sort of calls and e mails I have been getting over the last few weeks.

Buyer's think, a Short Sale is always the very best deal.

Well, it might be and it might not be. As a buyer looking for a great deal, you have to be open minded and you have to know the area and the market values. The fact that a home or condo is a short sale only tells you the seller is upside down on their mortgage and they will probably walk away from the closing table having lost thousands and thousands of dollars. Here is an example

Someone bought a condo in 2005 for $395,000 with 100% financing. Now they can not make their payments anymore and need to sell before it goes in foreclosure, so they negotiate a short sal with the bank, asking prices in $350,000 or $280,000 or $250,000. You think this is a good deal?  No, it is not because similar units in the area sell for around $220,000 and they are not short sales.

If you are looking for a fantastic real estate deal here in Saint Petersburg, you or your Realtor needs to do their homework.

Let's say a unit in the same complex was bought in 1980 for $60,000, the owners dies and the heirs just want to get the money out of it, fast.

They will probably ask $200,000 for the unit and you can negotiate it down to $170,000

Now you have a good deal. And guess what, it was not a short sale!

So, please do not get stuck on the word Short Sale, you have to know the area and the market conditions to find a great deal.

Another day in Tampabay area Real Estate.

Condos under $350,000 in the Tampabay St. Pete area.

I was showing property in St Pete beach, Treasure Island and Seminole yesterday. We looked at the Bridge Hampton Bay in St Pete Beach,($340,000) the Treasure Cay units on Paradise Island in Treasure Island ($325,000) and  Sunketch (which I personally like because of the garage space)on Isle of Capri also in Treasure Island ($290,000)

My clients liked some features in each unit or complex but they felt they were not getting enough for their money.

I all the units we saw were about 20 years old or older, 2 bedrooms 2 bath around 1000 square feet other than the  Sunketch  no garages. But all of them allowed small pets which was the most important thing for my clients.

Long story short, to make them understand they the need to move off the beach to get more for their money I took the to Seminole which is a 10 minute drive to Madeira beach. We went to see Shores of Long bayou. What a difference they instantly fell in love with the complex and the unit.

More than 1800 square feet 3 bedroom 2 bath separate washer and dryer room lots of closet space corner unit with lots of windows and light coming in, only 4 years old and 2 oversized one car garages and all this for under $300,000 in a gated community.

Now my clients have to rethink, what is more important? Living 3 or 4 minutes from the beach or living 10 minutes from the beach and getting twice as much for your money. Here in St Pete the real estate market is changing by the day, it is a fantastic time to buy, a lot of sellers are very motivated and the prices have come down a lot, but you need to know the area and your options before you make a decision.
