A Realtor calls me to give me a heads up, he had just shown one of my listings and his buyer might make an offer on it next week. I thanked him and told him that I am expecting another offer first thing tomorrow and maybe one tonight. So, if his buyer wants the property, make the offer NOW and put your best foot down (seller gave me permission to say this, he was not in a negotiating mood)

The Realtor thanked me and said he will see what he can do. Around 10 pm that night I had another call from him, he had met his buyer at 6 pm in a local bar for a few drinks and they are NOW ready to write up the offer. I said fine, will be looking for it in the morning. It never made his way to my office. So I called and asked him where it is, he forgot to fax it but would do so ASAP. I never go it. So I called him again, his fax machine was not working. I asked him to e mail it. I never got it. So I called again. He was trying to figure out how this "E mail thing" works. SO, I said, why don't you just drop it of at my office, after all it is a 10 minute drive for you.  Long story short, I did not get his offer till the next day. By than my seller had already decided to take one of the other two offers, everything was signed and submitted back to the buyer.

So, how do you answer your seller's question?

"Didn't you say we would receive a third offer"

Sorry Mr. Seller, the buyer's agent is not just plain stupid but he also likes alcohol better than a commission.

OR

The Realtor had problems with his computer and they could not get it to us in time.

How do you deal with this?

Scenario

My buyer found a condo he liked and wanted to make an offer. It was Friday afternoon and with my luck, of course I could not reach the listing agent. 5 phone calls later on a Saturday afternoon she finally returned my calls. I told her that I was trying to submit an offer on one of her properties and wanted to know where and when we could meet. She started giggling and told me that this always happens when she is on vacation. She also told me that she thinks she will be back on Thursday and to call her than so we can figure out a time. I polity explained the "concept of time" to her and her response was "you are taking this too serious, have a drink and enjoy the weekend." After that her phone was dead, I could not reach her for 3 days, called her broker and it took him 2 days to get back to me.

What do you tell your buyer?

This agent and her broker do not seam too interested in selling their listing, they have better things to do over the weekend.

Or

I had difficulties reaching the other agent, maybe she has problems with her phone.

You do not know how many times I think if someone had just told me what it really is like to be a Realtor, I would never have taken the test !!!  NO, I am just kidding.

Being a Realtor or real estate agent is one of the most fascinating jobs. I just love it. But it is NOT what you think it is, it is not what you see. The stuff that happens "behind" the scene is the most interesting part. So, I am writing these posts for all of you out there that think being a Realtor is a walk in the Park. Put a smile on your face, show some houses and make a $10,000 commission. I also write these posts for of all of us Realtor that can identify with the challenges we face.

I am writing this to give you ideas of how to solve different problems and maybe get some good feedback from you. We all have our stories, and it is time we show others that being a Realtor is not as easy as it looks. And for all of you out there that want to become a Realtor, read this before you take the test, it might surprise you.

Here is my first post and first point or question.

Do you let your clients either buyer or seller KNOW how difficult and frustrating our job can be sometimes?

Here is a scenario. "Anne why can't we see the home Saturday morning, it is vacant?"

What is your answer?

Because the listing agent did not want to spend money on lock boxes, so we have to pick up the key in their office and the office is closed on Sunday, and the realtor has a birthday party to go to and therefore has no time to get us the keys.

Or do you say

I am not sure why, but for some reason we can not get in before Monday. Look at the bright site; we already have enough homes to see for Saturday.

 

What it the best answer?
