Treasure Island, you don't dance in the morning?

What are you thinking?!  It is a must on a rainy day! Do you wake up to a nasty beeping alarm or to your favorite song? A song that reminds you of good times with high energy and lots of fun.

If you have not already done this, just give it a try. Choose a few songs, a slow romantic song, a heavy metal song and a disco song. (and feel the difference) When you wake up to music instead of the nasty alarm ring, you will have a different start to the day.

On some days when I wake up and I am slow, not too much energy, dragging my feet, it is difficult to "snap" out of it. Well, not anymore, I found the perfect cure, I DANCE IN THE MORNING. I wake up, get my coffee and choose a great song to dance to. Perfect exercise and mood elevator. (Depending on the volume I can even change my neighbors mood, just be careful what you play)

It works, give it a try. If you like it as much as I do, you can go over board and grab your gym weights as a dance partner.

Being a Realtor or Real Estate agent here in Treasure Island is not always easy and having a lot of energy really helps.

Treasure Island Realtors, Do you have a "Trademark?" Do you stick out?

I recently wrote a post about      Do you sometimes get "TIRED" of dressing up?  and I got o lot of response. That made me think back to the days when I started in Real Estate (I was still a wild child) and it was even more of a drama to get dressed in "Realtor cloth" in the morning. I felt like I was slipping into a different role, different person. The Rebel in me did not like or allow that and I made the decision that Yes, I will dress as a Realtor (that excluded Jeans and T shirt) but I won't give it all up. I have always loved Jewelry and I wear a lot, custom or real, gold or silver doesn't really matter. It is so over board that people say, "OH, here comes Anne, they can hear me before they see me" My broker called me in the office and asked me if this was really necessary. . . . . I do not give up easily and I am a very logic person. So my answer was, Yes, of course it is very necessary, in order to stick out of the crowd I need a Trademark and that is my jewelry. He could not really argue this one, because at the time, the most successful realtor in our area was wearing a (ridiculous) "HAT" at all times (keep in mind I work on the beach in Florida)  Now I was on a mission, long story short, it worked. Sellers, buyers, prospects, they would all refer to me as  "The lady with the jewelry" After years, they might forget my name or the company I worked for, but I was still "The lady with the jewelry" they never forgot that.

Treasure Island Realtors, never a dull moment in Real Estate #17

Times have changed so much, the market has changed so much, everything about Real Estate and how we do business has changed so much. Buyers, Sellers they have changed their goals and attitudes, they way they search for properties has change, the way we market and advertise properties has changed. Contracts have changed, we need more addenda by the day. The number of properties you show has gone up verses the sales you make, the number of contracts you write verses the closings you actually have has gone up. The response time buyers and sellers expect to their e mails has become much shorter. The financing situation has changed by 180 degrees. Appraisers have changed their attitude. Realtor work out of their home office not the real estate office anymore. A simple cell phone is not enough, you need an I phone or blackberry. Knowing your market and your neighborhoods is so much more important. I am talking about a time period of 2 or 3 years for all these changes, not 10 or 20 years.

Buying and selling Real Estate  in Pinellas county, being a Realtor, listing agent or selling agent

A Realtor calls me to give me a heads up, he had just shown one of my listings and his buyer might make an offer on it next week. I thanked him and told him that I am expecting another offer first thing tomorrow and maybe one tonight. So, if his buyer wants the property, make the offer NOW and put your best foot down (seller gave me permission to say this, he was not in a negotiating mood)

The Realtor thanked me and said he will see what he can do. Around 10 pm that night I had another call from him, he had met his buyer at 6 pm in a local bar for a few drinks and they are NOW ready to write up the offer. I said fine, will be looking for it in the morning. It never made his way to my office. So I called and asked him where it is, he forgot to fax it but would do so ASAP. I never go it. So I called him again, his fax machine was not working. I asked him to e mail it. I never got it. So I called again. He was trying to figure out how this "E mail thing" works. SO, I said, why don't you just drop it of at my office, after all it is a 10 minute drive for you.  Long story short, I did not get his offer till the next day. By than my seller had already decided to take one of the other two offers, everything was signed and submitted back to the buyer.

So, how do you answer your seller's question?

"Didn't you say we would receive a third offer"

Sorry Mr. Seller, the buyer's agent is not just plain stupid but he also likes alcohol better than a commission.

OR

The Realtor had problems with his computer and they could not get it to us in time.

How do you deal with this?

Buying and selling Real Estate  in Pinellas county, being a Realtor, listing agent or selling agent

Scenario

My buyer found a condo he liked and wanted to make an offer. It was Friday afternoon and with my luck, of course I could not reach the listing agent. 5 phone calls later on a Saturday afternoon she finally returned my calls. I told her that I was trying to submit an offer on one of her properties and wanted to know where and when we could meet. She started giggling and told me that this always happens when she is on vacation. She also told me that she thinks she will be back on Thursday and to call her than so we can figure out a time. I polity explained the "concept of time" to her and her response was "you are taking this too serious, have a drink and enjoy the weekend." After that her phone was dead, I could not reach her for 3 days, called her broker and it took him 2 days to get back to me.

What do you tell your buyer?

This agent and her broker do not seam too interested in selling their listing, they have better things to do over the weekend.

Or

I had difficulties reaching the other agent, maybe she has problems with her phone.

You do not know how many times I think if someone had just told me what it really is like to be a Realtor, I would never have taken the test !!!  NO, I am just kidding.

Being a Realtor or real estate agent is one of the most fascinating jobs. I just love it. But it is NOT what you think it is, it is not what you see. The stuff that happens "behind" the scene is the most interesting part. So, I am writing these posts for all of you out there that think being a Realtor is a walk in the Park. Put a smile on your face, show some houses and make a $10,000 commission. I also write these posts for of all of us Realtor that can identify with the challenges we face.

I am writing this to give you ideas of how to solve different problems and maybe get some good feedback from you. We all have our stories, and it is time we show others that being a Realtor is not as easy as it looks. And for all of you out there that want to become a Realtor, read this before you take the test, it might surprise you.

Here is my first post and first point or question.

Do you let your clients either buyer or seller KNOW how difficult and frustrating our job can be sometimes?

Here is a scenario. "Anne why can't we see the home Saturday morning, it is vacant?"

What is your answer?

Because the listing agent did not want to spend money on lock boxes, so we have to pick up the key in their office and the office is closed on Sunday, and the realtor has a birthday party to go to and therefore has no time to get us the keys.

Or do you say

I am not sure why, but for some reason we can not get in before Monday. Look at the bright site; we already have enough homes to see for Saturday.

 

What it the best answer?
