One explanation could be that next door was homesteaded. Here in St. Pete Tampa bay we have a tax exemption for our primary residence. But do not worry and do not pay too much attention to the taxes that are paid by the current owner. Once you buy the taxes will be re assessed anyway. You can always call the Pinellas Property appraiser and get and estimate.

Once you have made an offer on a condo in Saint petersburg tampabay and it is accepted you will get a condo document package including a budget. You have 3 days to review it and if you do not like what you read, you can back out of the contract and get your deposit back. It is important to take a good look at the condo budget and figure out if this association has reserves or not. Trust me, special assessments down the road are no fun.

In this kind of market here in Saint Petersburg Tampabay it is impossible to answer the question with a percentage. You have to look at the comps and talk to your Realtor. Some homes are already priced way below market value, other are still overpriced by 30%. Do your homework, look at the comparable properties and what they sold for.

How long does it take to close a purchase on a house or condo?


Here in our Saint Petersburg Tampabay area we usually close within 30 to 45 days. It all depends on your offer / contract. If you pay cash for your house or condo you can close the deal much faster. All you need is probably 2 weeks to do your due diligence, home inspection, termite inspection, survey etc. The Title company should also be done with their search within a 214 days. If you need financing the banks right now take their merry time.
