Hello to everybody. Hope you are having a great summer and taking time off to smell the roses. This is your South Beaches Real Estate newsletter for August, hope you enjoy it.

What is the real estate market doing? The numbers speak for themselves.

June numbers   Existing home sales rose 28 percent last month with a total of 15,850 homes sold statewide compared to 12,339 homes sold in June 2008, according to FAR.

In Florida's year-to-year comparison for condos, 5,241 units sold statewide compared to 3,771 units in June 2008 for a 39 percent increase. The statewide existing condo median sales price last month was $112,900; in June 2008 it was $180,400 for a 37 percent decrease

July numbers    According to Pinellas Realtor Organization. July home sales rose 26 percent from a year earlier, from 841 to 1,134. Prices dipped 21 percent over that year, from $172,500 to $136,200. The supply of homes on the market is still high but constricting: 12,479 in July 2009 versus 15,919 in July 2008.

I just checked the MLS and we have 98 active short sale listing and bank owned properties just on the Barrier Islands between Tierra Verde and Indian Rocks Beach. Starting at $89,000 all the way to $2,900,000. One really sticks out. A direct beachfront condo at the Fairwinds. Not even 3 years old, over 3300 heated square feet, incredible views onto the Gulf and the beach. Sold in April 2006 for $1,575,000 and is now on the market for $800,000.

Property taxes.  For all you guys that do not want to wait for the tax bill. The Pinellas county property appraiser just released the estimated taxes for 2009 a few hours ago.

Click here, http://www.pcpao.org/ on the left hand site click on "search our data base" and so on........ Once you have clicked on your property you will see a new yellow line and these are your estimated taxes for 2009. Scroll down and see how it changed over the last few years.

Have you ever hit the F1 button on your Computer? Do so if you need help. It will open the help screen for the program you are in.

 I have had it. I am throwing out my Windex and replace it with vinegar. I have three very good reasons.

I just paid $3.98 for a bottle of Windex  (26 ounces) that would make about $20 for a Gallon. Vinegar at Sam's club is less than $2 per gallon.

Vinegar is much easier on the environment

It can do so much more than Windex and I get to throw out half of my cleaning supply that is now a health hazard zone under my sink. Check out this website if my three reasons made sense to you.

Let's start with real estate.

Good news

The Interest rates are down down down !!!

So, hopefully that will keep a lot of people with ARM's in their homes because they can afford their mortgage payments again. Also, a 30 year fixed is the lowest rate we have seen in 37 years.

It will get buyers "off the fence" and motivate them to buy because the interest rate is so low (how much lower can it get)

Add these two and we will see a lower inventory which is exactly what we need to balance supply and demand.

I am not going to give you any bad news this time because you get enough from the media and after all, it is the holidays.

Just a few real estate numbers for Pinellas County as of Dec.1st.

Our inventor is down to 15,540 single family homes and condos (combined)  for sale in Pinellas County. Remember, we were around 17,000 not too long ago.

We sold 8682 properties so far this year

More than 65% of the sold properties were in a price range between $100,000 and $400,000.

A free telephone based information service that could replace expansive 411 calls. About 2.6 billion 411 calls are made in the U.S. each year, and it is a $7 billion/year market.   So, try it, dial 1-800-GOOG-411   =  1 800  4664  411 The computer even understands my strange accent. . . . .

Change your cell phone location setting to "on".

You may remember that a young woman was recently abducted from a Target
parking lot in Overland Park, a suburb of Kansas City. Her body was
discovered many miles away in Missouri. They were able to locate her by
the sequence of cell phone towers that picked up her cell phone location.


She had not attempted to dial out, but when her family was trying to call
her the towers could sense her phone. Sadly, the authorities were not
able to reach her in time. However, they were able to locate her body
which was in an area where they never would have searched without the
cell phone tower information.
The cell phone 'locator' can be either set to:

1. E911 ... in which case you must dial out to be located;
2. or it can be set to be on all the time ... 'Location on'

With it on all the time you can be located by emergency services through
the police if you fail to respond (sick, injured or worse).
ALL cell phones have this feature. It's called Location.
It's under the Settings tool
Once you turn this on, THEN your phone is traceable (select Location On
instead of 'E911 Only').

Here are my tips for this month.

Let's help and save the planet.

Put that extra plate or two in your dishwasher or the extra towel in the washer.

Use half of the shampoo, (you will still look gorgeous)

Do not take bags at the store if you can fit the purchase in your handbag or simply carry it to the car.

Set your water heater a few degrees lower, you won't really notice the difference.

Try to recycle; bottle and cans are the easiest.

Sat away from Bleached paper products, brown is beautiful color, so use the none bleached.

Last but not least Mr. Mandell brother of Mr. Diabetes

 (We work in the same building) asked me to tell all of you about this special event on Dec. 21. His brother will complete a 10,000 mile walk on that day and you are invited come to join the Walk and PARTY. Read this story, it is amazing, he walked for 8 years !!! http://defeatdiabetes.org. Final walk 1.30 to 4 pm starts at the north end of John's Pass 2 miles to Archibald Beach.

How is that?    Some good news at Thanks giving.

HOME SALES

For the second month in a row, Florida's existing home sales rose in October: Florida Realtors reported a 15 percent increase in activity in the year-to-year comparison; last month's sales of existing condos statewide increased 5 percent in the year-to-year comparison.

And more, look at the interest rates. The banks are finally reacting, interest rates for a fixed mortgage have come down a lot.

 We all should do something.

With the economy being this bad more and more people need help. I was shocked the other day when I saw on TV that a help centre here in Saint Petersburg, was serving food and they could not feed all the people that showed up. I am writing this to ask everybody ONE question. All the people you buy gifts for this year, do they really need them? Do they need that extra sweater or the crystal vase or the new handbag? In the spirit of Thanks giving, the holiday season why don't we take a close look at the list of presents we want to buy this year? Here is what I will do.

Everybody on my list will get a present, but it is going to be much smaller and they will also get can food that they can donate if they want to. Sometimes, all people need, is a reminder; we tend to forget about all the not so fortunate people around. We get so caught up in our own problems and the day to day business, that even if we have good intentions, we never get around to do something about it.

Talking about gifts. Here is our gift to you. If there is something you want to donate, food, cloth, whatever it is, and you do not have time to bring it to one of the shelters, give us a call or send us an e mail. Between now and Dec. 20thSouth Beaches Real Estate Professionals and St. Pete Realty will make the time and pick it put at your house, and deliver it to a shelter. (sorry, you only get this gift if you live in the Saint Pete area, we can not pick up from our out of towners. . . )

St. Pete Beach and Pasadena Lighted Boat Parade: 6 p.m. Friday Dec. 12th.The parade starts at the Merry Pier at the Pass-a-Grille section of St. Pete Beach and runs past the Don Cesar hotel to the tip of the island.

Treasure Island Christmas Boat Parade: Dec. 14th   6:20 p.m. Sunday. Offering one of the best views for spectators, this parade leaves Treasure Island Tennis and Yacht Club (400 Treasure Island Causeway) and floats by John's Pass at about 7 p.m.

Madeira Beach Boat Parade:7 p.m. Dec. 13. The parade starts at John's Pass and ends in the canal north of City Hall on the border with Redington Beach, beyond the Tom Stuart Causeway Bridge.

Redington Beach And Indian Shores Parade:6 p.m. Dec. 14. The parade begins north of the Tom Stuart (Madeira Beach) Causeway. Boats will cover a route following the Intra-Coastal Waterway from just north of the Tom Stuart Causeway Bridge (Redington Beach) to The Pub restaurant in Indian Shores.

This month I want to name Synovus Bank in St, Pete Beach for outstanding customer service. Also Scott from Pelican inspections deserves to be mentioned as a very knowledgeable home inspector.
