Everywhere I go I get questions about the real estate market here in Tampbay Pinellas County.

One thing that buyers and sellers are interested in is the mortgage situation.

"I heard it is very difficult to get loans these days."   (no, it is not)

" How much longer does it take nowadays to get a mortgage?  (still about 30 days)

" Do you really have to have 30% down?"    (no, some great programs available)

The only thing I can tell you that I have not lost one single deal because buyers could not get financing.

But then again, look at the market graph.
We had 61$ cash buyers in Tampabay Pinellas County and only 22% conventional mortgages, 12% FHA, 3% VA and 2% others.
In all my years of working as a Realtor in Tampabay Pinellas county I have NEVER seen this amount of cash !

Cash or financing? Tampabay Pinellas County Real Estate Market Update

There is a lot of confusing information about the Real Estate market and home and condo sales sales here in Pinellas County Florida.

Doesn't matter who you ask, you get all kinds of different answers about the Pinellas County Real Estate Market. As always, I will give you my opinion but also the official statistics from the Pinellas Realtor Organization so you can see for yourself.

Compared to July 2010 we have see and increase from 890 total units sold in Pinellas county to 1235 sold in July this year and that to me is positive news.

We are also seeing a steady decline in new real estate listings by 27% from July 2010 to July 2011 and again, this is good news to me.

Bad news is that the median sales price is still going down in nearly all of Pinellas county and compared to last July the homes values have declined by about 5%. 

Please keep in mind that we have seen worst than 5%, so maybe there is light at the end of the tunnel.

Another interesting real estate market statistic is financing / cash deals.

Trust me, I wish I had a crystal ball and could tell you exactly what is going to happen to the real estate market here in Pinellas county but unfortunately crystal balls do not exist in my world.

Talking about the world, it has gotten very small and everything is connected to each other and this makes the real estate market even more unpredictable.

Also, please remember that these are the statistics for all of Pinellas County. If you live in Treasure Island or St. Pete Beach or Madeira Beach or Tierra Verde etc. your statistics might look very different.
