Buying real estate. You THINK you know what you want.
My typical buyer finds me somewhere on the internet. They send me an e mail explaining what they are looking for, I follow up with e mails and phone calls and by the time they get to Florida I know exactly what they THINK they want. The first day I show them only vacant Lockbox properties because I know that after the second or third home I have a much better feeling for what they really want and I have to adjust my tour. It would be a waste of time for me and very frustrating for my buyer to have made a bunch of appointments for showings and go through with it fully knowing that the clients will not like them anyway. I love the look on their faces when I all of a sudden say, ok, CHANGE OF PLANS, our tour is not working out BUT I have a plan B. The skeptical look on their faces becomes a big smile when they see the homes that I pick after the initial 2 or 3. It doesn't matter how many nights they spend on the internet, printing out a ton of properties, reading up on neighborhoods and school districts etc. In the end they are very happy to have a local agent that knows the inventory, every association and all the different locations etc. guide them. You can do a lot of research on the web but in the end you need to know the neighborhood inside out.
