Home alone on a Saturday night........................................

What is a single woman doing home alone on a Saturday night? Well, I guess she must be a Realtor. This thought just crossed my mind when I looked at the clock, realizing that I have about 10 more e mails to answer and a listing appointment to prepare for while my girlfriends are out partying.

Sometimes I ask myself,  "Am I so busy right now or am I just totally disorganized?"

I woke up at 6 am this morning, checked out a counter offer that I had received late last night, e mailed my buyers about it, printed a brochure for one of my listings, packed my bag and laptop for the day, stopped at Starbucks for a coffee and show one of my listings at 9 am. Went to the office, paid some bills and met with clients for a consultation at 10 am. Between 11 am and 3 am I went to show a bunch of condos to another client. In the meantime I had received offers on two of my listings. One I presented via text message because my seller was on a party boat in the Gasparilla parade and buyer needed and answer ASAP the other one per phone because seller was on vacation. This all happened between 3pm and 5 pm. Finally got home, returned a bunch of phone calls, made showing appointments for tomorrow and ate dinner. By 7 pm I took a break played with my cats and watched the news.  At  8 pm I am back on the computer answering e mails and inquiries and doing property searches for some clients. Now it is 10 pm and I am not done yet.

So, here is my question to my fellow realtors. A, I totally disorganized or simply busy?

I have one of these creative mornings. Just finished the latest AR challenge (love them) and somehow got thinking about real estate testimonials, what people have to say about you the Realtor, how did the buyer feel working with you, what impression did you leave on your seller?

I googled a few phrases like "real estate testimonials"  "Realtor testimonials" "testimonials about realtors" and of all the post that came up NONE of them was AR. Well that is very unusual. Normally if you type in any real estate related word some AR post comes up on the first site.

I believe buyers as well as seller would love to read what other clients have to say about their Realtor so, here is one of my testimonials

The grass is always greener on the other side

Or isn't it? A lot of sellers here in Saint Pete somehow manage to find a Realtor that will list their property way over market value.The Realtor invests a lot of time, money and energy in this listing, but it will never sell. So, six months go by, the seller is very unhappy, the Realtor is frustrated and the listing agreement is canceled. Mr. Seller goes and finds another Realtor and lists again. So, what do you think? Will the grass be greener on the other side? Will the next Realtor get the house sold? In today's market and I can not say it often enough, there are not miracles. The property has to be priced competitively and the advertising and marketing of the property has to be very aggressive. Only when these two things go together your home or condo will sell. The longer it is on the market the more buyers you loose, and the less you will get for your home or condo. If you are serious about seliing your property, do not waste time, do not listen to the "not a problem Realtor" look at the comparable sales and price your home correctly.

These direct beach front homes are under contract as of today 9/30/08 and all of them are supposed to close before the end of the year.

This year 8 direct Gulf front homes between Pass a Grille beach and the Belleair Causeway have already been sold for an average per square foot price of  $652

It is going to be interesting how much the above mentioned Gulf front homes actually sell for. The Pass a Grille in St Pete Beach traditionally has the highest price per sf, not only for direct beach front but also for all other type of properties, condos, townhomes and single family, on or of the water.

Some interesting condos in St. Petersburg Florida

I had a client fly in from Pittsburg to look at a few condos here in St. Pete Florida.

We did not have much time and he is serious about finding something. He wanted a 2 or better 3 bedroom condo close to the beaches for under $250,000. It had to have a pool and a garage or carport. But the biggest thing was it had to sleep 8 people. That is where my problem came in, we have a lot of small 2 bedroom 2 bath units close to the beach in the $250,000 price range with a garage and a pool, but a 2 bedroom will not sleep 8 - no way.

We looked at 2 units in Indian Rocks beach the Windrush cove complex.

The units are nearly 1100 sf. and they have 2 bedrooms and an enclosed Florida room, Prices start around $175,000  He said he liked it and could make it work but had to remodel the whole unit and it was probably one mile from the beach which was too far.

Ok one mile off the beach was too far and he would not walk the distance but get in his car and drive, we realized that once he is in his car he might as well drive for 6 minutes instead of 3 minutes. So I showed him a 1800 sf  3 bedroom 2 ½ bath with nice huge balcony in Shores of Long Bayou right on Lake Seminole for $249,000

He really liked it !!!

Here in Pinellas County we have nearly 17,000 units active on the market, but being pressed for time, I could not afford to show him 10 more units, maybe 2 or 3 more that was it. That was one of the moments were I was really glad that I knew the area and our inventory so well. We drove back to Treasure Island and I showed him a unit in Sun Ketch - he was thrilled but still it needed a lot of work. Ok now I knew

Treasure of Capri, just around the corner. He loved it and got very excided about it.

The unit has nearly 1500 sf, a garage, pool, huge bonus room on the ground floor, totally remodeled and asking price $214,000

And once again, I realized that there is the perfect condo for everybody, you just have to know where to find it.
