I just did a quick search last night, and I found more than 10 short sales or pre foreclosure listings in the Saint Pete beach, Treasure Island and Madeira beach area that are direct beach front. A lot of people think that the waterfront homes and condos here in Saint Petersburg are not affected by this market situation, well, wrong. There are distressed properties in the Sunset Vistas, Las Brisas of Madeira, La Vistana, Fairwinds condo, Las Olas, Sea Scape, Sea Rocket, San Remo Beach front condos just to name a few. The asking prices for a one bedroom start at $250,000 and it goes up to $1,100,000 for a 3 bedroom 3 bath over 3500 square feet unit.

I want to sell my home in Saint Petersburg Fl., it is a short  sale.  Would you come over to the house and list it so we can start the short sale process? What do you do when you get an e mail like this?                                                                                                                                           The Realtor that has not done short saleswill probably say NO, I do not do short sales and that is ok. Than you have Realtors that will say, sure I will be there first thing in the morning. It is ok when a Realtor does not want to list a short sale because they have no experience or short sale training. The Realtor that jumps, and wants to see the home ASAP, I am not sure what they are thinking.                                                                                                                                       In my opinion. a short sale situation should be handled different than a regular listing. The focus should be on the seller and not so much on the house. When I get a call to list a short sale, I meet with the seller in my office before I go look at the house. I do a CMA on the property, pull public records and prepare a picture of the current market situation here in Saint Petersburg Tampabay. When I sit down with the home owner I explain the short sale process and the consequences. We talk about all the things that can happen and what he can expect over the ext few months. After is consultation, which is free of charge and confidential, the seller can make an educated decision if a short sale is the right answer for him. Once this decision is made, we determine if a short sale is even feasible and that involves a lot of paperwork that needs to be filled out by the seller. After all this is said and done, and we go the short saleroute, I go to the property, make suggestions, do a new CMA and fill out the listing agreement.

It is strange, some people only want to see short sale listings here in Saint Pete, and other do not want to see any short sale listings whatsoever.

There is a lot of misinformation or confusing information out there. With these posts about short sales and foreclosures I want to help buyers and sellers understand what they are getting into and how to deal with it and what the options are in Saint Petersburg Fl.

It doesn't matter who I talked to over the last 2 years, not one person had a clear understanding of the short sale process. So, let's change this.

Boy, times have changed; I do not think that I have ever heard this question in my first 10 years of being a Realtor. Now, I get it nearly every time my phone rings. It does not matter if it is a Realtor that calls me or a buyer, everybody wants to know, if this listing is a short sale. 90% of the time, the conversation goes something like  

"It is a possible short sale"

 "Well, is it a short sale or not?" 

"Sorry, I do not know yet, but it looks like we might have a short sales situation"

"Excuse me, You as a certified Short Sales professional and the listing agent should know"

"I wish I would know, but neither the seller nor me determine that it is a short sale, that is up to the bank and they have not given us an answer yet"

And on goes the conversation.

So, when is it a short sale?

If you have to sell you house or condo because you can not make payments anymore AND you owe the bank more than we can possibly get for the home, it might be ( and most likely is) a short sale situation. But keep in mind, the bank has the last word on this.

They have to give you the OK to do a short sale. All the banks that I have worked with so far, will tell you

"Find a short sale Realtor in your area, list the house, bring us an offer and than we will talk"

So, yes, the bank has indicated that they might treat this sale as a short sale, but a million things can happen in-between and in the end they might not approve the short sale.

As a seller, let me stress ONE point. A possible short sale situation is no fun, but it is important that you act as soon as you know you are upside down and might have to sell. Every day that passes and you sit idle is a lost day for you and the option of doing a short sale verses going into foreclosure shrinks. I understand that it is not easy, but believe me as soon as you pick up the phone and talk to your realtor you will feel better and you made the first step to recovery.

You credit will be affected. It is a little different from case to case, but most likely you will loose 50 points, give or take. That is not bad when you compare it to a foreclosure. (Up to 200 points) Also, sellers that have done a short sale can qualify for a Fanny or Freddy loan after 2 years where it is about 5 to 7 years if you have to go into foreclosure. So (and I know you are tired of hearing it) but I will say it over and over again TIME is of the essence. Call you Short Sale Realtor right now and get all the information you need. Only when you know and understand the short sale process you can make a good decision. The "abandoned" houses and condos usually look very sad, they are dirty and do not show nice. A lot of people think that banks want them to move out ASAP. That is just not true. In a Short sale situation or foreclosure, the bank as in interest in keeping the home as nice as possible and the easiest way is to have the home owner live in it. We see properties, where the seller has moved out, the grass is growing, the weeds are growing, the electricity is off etc. These homes are just not attractive to buyers.

I just got a NOD notice from the bank, should I begin the short sale process?

YES, if you qualify for a short sale, you need to contact us ASAP. We work in the Saint Petersburg Pinellas county area and a NOD ( Notice of Default) is a wake up call that you need to take serious. The banks can issue a Notice of default 16 days after you missed a payment. Usually we do not see it that early, but the banks can take action that soon. Once you have received this notice, you only have a limited time left to complete a successful short sale. If you miss this time frame, you will most likely be foreclosed on.

St Petersburg | How do you determine the sales price of a short sale or pre foreclosure?

It might be different from state to state, but here in Florida Saint Petersburg we have to look at this from a couple of different angles.

The seller and owner of the house and condo that is for sale, the buyer, both Realtors and the bank. Everybody involved in a St. Petersburg short sale situation has a different motivation and looks differently at a short sale or pre foreclosure situation.

The seller who has most likely pay 20 or 30 or 40 even 50 % more for the house a few years ago, will want to break even or get as close as he can.

The buyer wants the best deal in town and buy it way under market value.

The banks want to keep their loss as low as possible.

The listing short sale Realtor is on the seller's site but also knows that the house or condo has to be price "fair" or the seller will not receive any offers.

The selling short sale real estate agent is on the buyer's site but knows that if the offer is too low, the bank will not accept it.

It all comes down to the BPO (Brokers price opinion) done by a Florida licensed Real Estate agent or Realtor (hopefully from the Saint Petersburg area)  that is NOT involved in the short sale and he or she is hired by the bank or the appraiser that is also hired by the bank.

Whatever value they come up with is what the bank goes by. In my experience, the banks are a little negotiable on that price value. Let me give you an example.

If the appraisal comes back with $100,000 home value, the banks might try to get $120,000 but they might also be willing to go down to $80,000  If the fair market value on a short sale is $100,000 the bank most likely will not take $60,000 for it. They might as well start foreclosure procedure and sell it as bank owned.

By "crazy" I mean contingencies. By now all Realtors here in Saint Petersburg should know how to make an offer on a short sale and they should share that information with their buyers before they even go out and look at property. Here is a list of NOT to do

Do not make the offer on a short sale that is

Contingent upon Sale of buyer's house.

Contingent upon seller paying maintenance fee for a year in advance.

Contingent upon, wife viewing the short sale property in a month from now.

Contingent upon seller paying $6000 towards buyers closing costs.

Contingent upon seller putting a new roof on the house.

And on goes the list.

The only two contingencies I have ever seen a bank accept is  Financing and home inspection.

Buyers have to understand the nature of a short sale. In short, seller has no money to do repairs or pay for anything else, bank does not want to deal with anything other than closing the short sale.

My tip to buyers is, make your offer as simple, and clean as you can. Make an AS IS offer on a short sale and leave yourself a way out with the home inspection. A short sale is not your traditional sale process, it is very different.

Ask your Short Sale Realtor here in Saint Petersburg Pinellas County, educate yourself before you make an offer and eventually loose the property.

As a home owner that is faced with a short sale situation here in Saint Petersburg, you are not only frustrated and embarrassed and just want to stick your head in the sand, but you are also way out of your league. Well, do not give up, do some research on the internet, find a few Realtors, Google their name and than make the call. If you find the right Real Estate agent, someone that is local, someone who understands your situation and has some experience with short sales and foreclosures, your life will be come much easier. Don't go for the  "nice talking" Realtor, go for the one that tells it the way it is. You need Hope, but no misleading and false Hope. You need Reality and facts and someone that has energy and get the job done.

It happens again and again and again, we get a new short sale listing in Saint Petersburg, we price it according to the "traditional comps", we get no showing, no calls, no offers.
