Short SalesThis is something I hear from about 50% of my buyers. No, do not show my regular listings, I am only interested in Short sales or Per Foreclosure properties, that is what the other half says. I hardly ever run into a buyer that says  "I don't care"  Why are people so dead set on one or the other?  There are a lot of horror stories about Short Sales and Pre Foreclosure properties and there is a misconception that "regular "listing are all overpriced. None of the above is true. Sure, closing a Short Sale can be challenging but with the right Real Estate agent on your site you will know right from the start what you get into and you will be prepared. Every Short sale I have closed was a great deal and it was worth the time and some trouble to get it done.  But then again, there is nothing wrong with buying a "regular" property and most of them are not overpriced anymore. In this kind of market the sellers have to compete with the distressed properties in the area and prices have gone down for EVERY home or condo.

So,is it better to buy a Short Sale or a "regular" sale?

Well, it all depends on YOU, the buyer. If you need to close within a few weeks, most Short Sales (unless it is a pre approved Short Sale) won't work for you because they take longer to close.

If you need to buy in a specific neighborhood, you might have to go with a regular sale because a Short Sale might not be available. The point I am trying to make is that there are great deals in our St. Petersburg area, some of them are Short Sales others are bank owned and other are regular sales. Keep an open mind, look at everything, and don't restrict yourself because you do or don't want to buy a Short sale property.

Short SaleAs always, Real Estate Short Sales can be difficult, it depends on a lot of things but I have to say this one with Citibank was painless. We listed a Short Sale property here in Saint Petersburg Tampabay on 8/5/09 had some problems with showings because of renters but managed to get an offer on it beginning of September. BPO was done end of September, bank countered the offer buyer did not accept the counter, property went back on the market the second week of September. We got another offer on this Short Sale the first week of October Citibank accepted it the first week of November and we got a clear to close and Citibank is forgiving the significant difference between mortgage amount and sale price.  So, Short Sale in St. Petersburg Tampabay, start to finish in 3 month with Citibank.

Citibank was great to work with on this Short Sale, not at all like Bank of America.

I could not believe what I heard today "I do not show Short Sales in St. Petersburg"

I could not believe what I heard today  "I do not show Short Sales in St. Petersburg"

It doesn't matter how long you are in the Real Estate business, there is something new every day. Imagine this, it is 7.30 am, I had one too many drinks last night, it is a full moon and my coffee pot was very slow........My phone rings, I answer in my best realtor voice (despite the above mentioned problems) and I have a not to friendly voice at the other end, asking if one of my listings was still available. She goes on telling me that she has been trying for more than two weeks to see the house but that I obviously make it impossible to show the listing. I had NO clue what this lady was talking about and she went on telling me that her realtor has been trying to make an appointment with me for over two weeks and cannot get one. (Please keep my morning problems in mind) I heard myself say.  I am sorry but this is BS. I never ever use these words or the abbreviation but this accusation was simply outrageous before coffee at 7.30 in the morning.  I make an all day story short, in the end we found out that her realtor had never ever contacted me and that he simply does not show Short Sales but instead of saying to his clients "I do not show Short Sales in St. Petersburg"   he tells them that the listing agent can't be reached or that the house is tenant occupied and can't be shown.

The story had a happy ending, I showed the house a few hours later and wrote up an offer.

BUT I just can't get it out of my mind "I do not show Short Sales in St. Petersburg"

I wonder how many Realtors are out there NOT showing Short Sales?

Is this a onetime incident or do you have similar experiences?

Finally all the paperwork is done, the bank (after months and months) has their act together, we have an offer on the table. The bank send the appraiser out and for whatever strange reason the appraisal comes back surprisingly high.

Now the bank rejected my buyer's offer and a few days later (since my buyer did not panic and make a higher offer) the bank came back and countered with the appraised amount.

My buyer stood firm, he is an investor and he has a bottom line that he sticks to. The numbers have to work, and if you go over a certain price it just won't be an investment anymore.

With rejecting or countering my buyer's offer, the banks did nothing but waste valuable time and produced more cost and expenses.

Today's investors are smart and the inventory here in St. Petersburg is high, if they can't get the deal they want, they just walk away and move on to the next project.

Well,  needless to say, the banks did not get any higher offers and a few weeks later they called me and asked if my buyer was still interested, they now would be willing to accept his original offer. This is not a one time incident; it has happen to me a few times this year. What are they doing? I am sorry, but it is time that the banks and lenders get a different attitude towards short sales and foreclosures. If they really do not want to own your property, they should do everything possible to help you sell it and it should not take month and month and month. Every-time I deal with a short sale, no matter if I am on the buyer's or seller's site, I get frustrated at one point. But the good thing is that my personality does not allow me to give up, so I try and try and try again till I can finally get someone from the bank to talk to me. This is probably the most important thing to take for this little post. If and when you are in a short sale situation, do not take no for an answer, keep calling them, keep pushing, keep e mailing, to a point where someone finally gets back. Persistence is the key, once they realize that you will not go away, they will finally speed up the short sale or foreclosure process just to get "rid" of you.
