I don’t have any good or bad news to report on your condo sale at Seminole Isle but I thought I send you an e mail anyway.

We have had a lot of showings on your condo but no bite yet. The other two 2100 square foot units are also still on the market.

The feedback we get is

I love the unit

Love the layout

Love the association

Beautiful condo

Fantastic views

And on and on it goes but a lot of people are just looking right now and not ready to buy anything but keep in mind, the more showings the better of a chance to get an offer soon.

There are only 5 units for sale in all of Seminole Isle, that is the lowest I have ever seen and also very low inventory compared to other associations in our area.

We usually see 5% up to 10% of all units for sale in the Pinellas county associations but Seminole Isle has just a little over 2% for sale.

Starting at $175,000 for a 1500 square foot unit and $349,000 for a 2100 square foot unit. Your unit is the only 2100 square foot unit prices under $300,000

All townhomes are either sold or under contract.

Listing agreement is expired but still active in the MLS, now what?

Yesterday I had one of these "I can't believe this is happening" moments again.

Seller signed listing agreement that said it will expire on Jan 10. In-house listing sheet of this broker said that listing will expire on Jan 9th. So, here I am, thinking I do not have a problem meeting with the seller on Jan 11th to get the listing. On Jan 11th I check BEFORE meeting the seller and saw that it was still active in the MLS. I called the seller and told him that it would be unethical for me to come to the listing appointment because it is still listed.  Seller told me that he is leaving the country the next day and won't be available for about a week and after that only by phone and e mail and that he needed to take care of this TODAY. He faxed over the expired listing agreement as proof and actually went to the old listing office and told them to remove the listing from the MLS (since listing agent had not called him back in 3 days)  I met with him, got the listing and wanted to input it in MLS the next morning.

 It was still active. I called the listing broker and left a message for her to please remove the listing or call me back. Well after waiting all day (and nothing happened) I called our local board and explained the problem.  I could NOT believe what I was told.  

In short.  My behavior of talking to the seller and getting the listing while another broker (unlawfully) still has it in the MLS, is highly unethical. I was strongly advised to stay out of this situation and have the seller (who is out of town) deal with it.  

It gets better, the additional fact that the old listing broker had extended the listing without the sellers ok or signature, in fact AGAINST his wished and instructions is also nothing that our local board and MLS enforcement  is too concerned about and at this point they do not see a need to investigate this.

Our MLS rules say that I have to input a new listing within 3 days, the listing is still active and now I am in default for not posting my new listing in the MLS..................................... On top of being highly unethical.

I am a single agent for the seller - doesn't that mean I can and should do everything that is in HIS best interest?

I am paying my dues and fees on time doesn't that mean that my local board should do a little more than calling me unethical?

How is unethical here?

In my opinion it is the board and the old listing broker.

Sometimes I wonder, do agents actually have a Broker?

I have a Short Sale listing in St, Petersburg. Got an offer on it within a week that was 15 % higher than the comparable properties in the same St. Petersburg neighborhood and closing within 30 days.  Needless to say my seller signed it right away and we shipped it to the bank. This was in September. Since then the buyer's agent is asking me questions like

" What do you mean by BPO?

Can you please fax the Hardship letter my buyer wants to see it.

Why is this Short Sale taking so long?

What is a negotiator?

Can I have a phone number for the bank, I just call them myself.

Since the seller has signed the offer I do not understand what the holdup is."

Honestly I have answered all her questions but I am running out of patience

I have to say this was a fast and fairly easy Short Sale. Got the listing about 3 month ago, took a week to get the squanders out and re-key the house but once it was done and all the advertising was out we received an offer ASAP. It was a low ball but seller signed it anyway to get the Short Sale process going. Full Short Sale package including Hardship letter was sent to the bank and miraculously the bank did not lose all the paperwork and a negotiator was assigned very fast. BPO was done within two weeks of receiving the offer. BPO came in twice as high as offer, buyer backed out but we finally had a price that the bank would accept. So, property went back on the market with a new price and we had a new full price cash offer within a week. After this we had a few problems with the home inspection and the buyer's agent disappearing on us but in the end all was good and we closed yet another Short Sale here in St. Petersburg.

BPO's and short sales in St. Petersburg

short sale BPOI will never get used to this. I work with a lot of Short sales here in St. Petersburg and I am always amazed when it comes to BPO's.  Just last week the bank ordered two BPO's on one of my Short Sale listings here in St. Pete. Last night I found out that one came in at $207,000 the other one came in at $248,000. In my mind they are both wrong. 4 other townhomes sold in the last few month in the same community, same age, same layout, same everything and the average price was $ 235,000. Now the bank is going to order another BPO's let's see where this one comes in. Never a dull moment when you deal with BPO's and Short Sales in St. Petersburg.

I am so out of my league !!!

I adopted two 10 weeks old kittens last Wednesday and I did not realize that you actually need 4 hands when you have two little cats.

When I am trying to get one out of the closet the other one types an e mail on my laptop. Once I have rescued my laptop one of the tries to drown herself in the bathroom and while I am still trying to dry her off the other one things that the  lamp is her new scratching post........................

 The cost of living  hasn't affected its popularity, we've noted. And that steady cruching sound you may have heard reverberating throughout city hall the past few months? Numbers, for the most part. (Consuming a bag or two of sea-salted potato chips could cause the same sound). But now, after months of figuring debits, credits, adding endless columns of numbers, creating spreadsheets, and balancing accounts, Budget Season is here! Next Wednesday, Thursday and Friday, starting at 1pm, the City Commission and staff examine a virtual recycled forest of paper, all neatly stapled, indexed, organized and collated into what is known as The City of Treasure Island FY2009-10 Proposed Operating Budget (copies available online Monday). You'll thrill to live gavel-to-gavel budget coverage on TITV615 next week, starting Wednesday at 1pm.

SunsetBeach, predominately a residential neighborhood, experiences what many residents describe as an unending "spring break" every weekend or major holiday. The Treasure Island Police Department, responding to the volume of complaints voiced by the residents of Sunset Beach, will increase the number of officers assigned to the current police detail in the 9000 block of West Gulf Boulevard.

Six things the Treasure Island Police Department wants you to know:

  • They will be checking IDs. Persons under twenty-one found in possession of alcohol will be charged, which requires a court appearance.
  • Persons under eighteen years of age in possession of alcohol are also charged but will be detained until a parent can come for them, or they will be transferred to the very un-fun Juvenile Holding Facility for further action - they will not be allowed to "go home" with friends.
  • If you'll be drinking alcohol, pre-arrange a designated driver and ensure only that person maintains possession of the keys.
  • Parking violations can be from $30 to $250 and are strictly enforced. You block a driveway or an intersection? You'll discover your car ticketed and towed.
  • Officers will be assigned to patrol the streets for persons driving under the influence of alcohol, crosswalk compliance, proper lane use and speeding.
  • The fine for glass containers on the beach is a minimum $113.

Have fun, kids, but please ... respect the beach and our residents.
