Credit Scores: Why Should I Care?

It is so important to know about your credit score and what it can or can not do. below please find a very interesting post. It gives you a good feeling for the differences in scores.

It's not just banks and lenders that rely on credit scores to help make important credit decisions. Landlords, employers, insurance companies, and even cell phone and other utility companies all reportedly utilize credit scores to help determine their business and credit relationships with consumers. This means that your credit is the most important component of your entire financial portfolio. Because of this, monitoring and managing your FICO score is vital, especially if you're looking to buy or refinance a home anytime in the near future.

The FICO scoring system was created in the 1950s by Fair Isaac Corporation and has been the standard for lenders since the 1980s. FICO credit scores typically range between a low score of 300 and a high score of 850. Under the FICO system, securing credit becomes less expensive for borrowers with higher scores (those who represent the least risk) and more expensive for borrowers with lower scores (those who represent the most risk). In fact, when it comes to a mortgage, a lower credit score could easily cost a consumer hundreds or even thousands of dollars more in interest every month and throughout the life of the loan, compared to the same loan with a higher score.

The above chart from MyFico.com clearly reveals the relationship between higher FICO scores and lower interest rates and monthly mortgage payments. Of course, interest rates are determined by many factors but the bottom line is that individuals with low credit scores will pay nearly three times more in interest than those with strong credit scores.

Now You Will Also Be Subject To Loan Level Price Adjustment Fees (LLPA’s) when applying for a conventional mortgage.

In addition to higher interest rates, having less than a 720 in today's credit environment can also cost you up to 3% in points or an increase in your interest rate! Here’s the chart based on an 80% LTV:

LLPAs are mandatory surcharges based strictly on credit scores. They are additional fees paid to Fannie Mae or Freddie Mac, not your mortgage professional. Analysts suggest that imposing these "penalties" is a blatant effort to recoup - and to help lessen further losses - on foreclosures. The surcharge could mean thousands of dollars for borrowers who do not monitor and maintain a good credit rating.

For people experiencing the worst-case scenario, carrying a middle credit score of less than 620 could cost you an extra $9,000 upfront on a $300,000 loan amount.

I wish there was a universal answer to this but I guess it is a "case by case" decision.

AND honestly half of the time I make the wrong decision. A listing that I do not take because it is WAY overpriced sells 2 month later, a buyer that changes his mind every 5 minutes finally finds the house he loves and buys it in a heartbeat. Another Realtor tells you that she get all her lead from that expensive advertising you did NOT buy.

Get "UN" stuck.

I have this "never give up" attitude and it serves me well most of the time but sometimes it is just in my way. I am working with a client right now that is driving me crazy, they change their mind every five minutes to a point where I question if they will ever buy something. I do not want to drop them because I have already invested a lot of energy and time but then again, it is so much negative energy it drains me and keeps me from working on other things that might be more important. So, I will give it one more try and if this doesn't work out I plan to get "un" stuck and suggest they find another realtor. Goes totally against my "never give up" attitude but.................

Same with little things, like writing a blog post. Sometimes it is really easy and fast and other time it just doesn't "flow". In this case I found that it is much better to stop and start again the next day BUT of course my "never give up: attitude doesn't allow it............

Are "closing service fees" negociable?

Below please find an interesting conversation between buyer and Title company.

What do you think, are you on the buyer's or the Title company's site?

Buyer                 Why do I have a closing fee of $650 to your Title company????   What exactly am I getting for this charge?

Title Agent           This is the fee for our services as Closing Agent. This is for processing the title, coordinating the parties for closing, preparing the final HUD and gathering all of the required documents and requirements for closing. This is standard and our fee is very minimal and therefore is not negotiable. This is also agreed to via the contract addendum # 10. Should you have any questions, please do not hesitate to contact me.

Buyer              Yes it is covered in the addendum #10 and is customary.  I have purchased multiple houses over the past two years and the closing costs to me have been about half what you are charging.  You don't give any idea of how much you are going to charge in addendum #10, and it is assumed the charges are going to be reasonable.  If you are going to charge double what I have paid in the past, then please give me an itemized cost (an time expected for each task) of what you are going to do for this fee so I can review and decide on my response. I have another question for you.  Is the Consumer Services Commission the only government agency that reviews title company fees?

Title Agent           All fees were itemized on the draft HUD provided by us.  This firm does not charge "miscellaneous" fees such as courier, phone, fax, title update, post-closing updates, closing fee, scanning/electronic storage, etc.  We charge a Closing Services Fee which is disclosed on the HUD-1 Settlement Statement.  You were free to select your own title agent to issue the Owner's Title Insurance Policy and act as Settlement Agent.  Instead you chose to take advantage of the inducement from the Seller (payment of the Owner's Policy) and allow our firm to issue title and act as Settlement Agent.  As such, you agreed to pay our standard closing fees.   Please let me know how you are proceeding. 

Buyer           My issue is that your "standard" fees to the buyer are about twice what others charge.  For instance as I look at the past few house I bought this year I see final charges to the buyer of the following:

A  Title  $100

B  Title  $350

C  Title  $250

These were all for similar priced houses in N. St. Pete within the last year. I guess at this point I will go forward and pay your exorbitant fees.  They must be due to the incredible customer service (I only received a preliminary HUD statement yesterday... 3 business days prior to closing date).

I have found in this exercise that your company is pretty quick to get to "NO", and I am sure that efficiency will bode well in social media.

Treasure Island Real Estate | PLEEEEEEEEEEASE when you make an argument be prepared that I will take it apart!

I really do not know what some people are thinking and how on earth they came up with their arguments. Whatever happened to "Think before you Talk"?

I am a single agent for the buyer. Asking price was $425,000 we offered $ 325,000

Listing agent just called me and said the seller is countering with $425,000 (you call this a counter?)

Anyway, his one and only argument was  " You need to know that they paid $600,000 for it" (do I really care?) (does he think I did not look this up before we made the offer)

So, my response was REALLY ??? and WHEN was that? 

 In the summer of 2006.

"OH, so you are telling me that they bought at the top of the market BEFORE the values went down by 40%.  Let me think, the values are still going down, in our area we have not seen bottom yet so we should actually subtract the 40% plus another 10% or maybe even more which really means that we are already offering too much"

WHY would someone bring up an argument that they clearly cannot win WHY WHY WHY???

Cooking in Treasure IslandI love to cook and people always want my "recipe" well, I do not have recipes.  Usually I do not even know what I cook till I get to the store, look around and buy what looks appealing. So, the other day I saw cucumbers and I LOVE cucumber salad in all different forms. Today we will add Mango to the mix. It takes about 10 minutes to make a salad for 4 people and it is really easy and no big mess to clean up.

 

 

 

 

 

Cooking in Treasure Island

Please do not expect the exact measurements or exact time or exact degrees in my recipes. Cooking is all about being creative and unique, I will give you the basic and you make it your own fabulous creation.

Make sure you have 2 or 3 cucumbers, a Mango, fresh ginger, Salt, Pepper, Sugar, Oil, Dill, White Vinegar maybe a tomato and some chives.

 

 

 

Peel and slice the Cooking in Treasure Islandcucumber, whatever sickness you prefer add about ½ of a Mango. A few table spoon of oil and vinegar a little bit of pepper, salt and dill and don't be shy on the sugar. Slice and dice (very fine) about of teaspoon of fresh ginger mix it all together and let it sit in the fridge for 30 minutes, taste one last time, make adjustments and serve.

Do you really believe your friends?

Do you really believe your friends?

It doesn't matter what I do in my house, my friends always walk in and say "oh, how nice" I really like it"  "Who, what a difference"  "Great taste" "Oh I want this too"  "I love what you did" "Very nice" and on goes the list.

Well as a realtor I often run into a problem which I call "Clutter" the home owners call it collectibles and they assure me that all their friends LIKE the stuff so much and everybody just praises it. Well that might all be true but it does not help sell the home, the opposite. Please Please de - clutter.

The buyer needs to see the house NOT the Nick Knacks. He buyers need ROOM for their imagination. If a home is Stuffed with Stuff it really doesn't help the sale at all, the opposite is true. AND please do not give me the argument that "all my friends like it" they just want to be nice. AND don't tell me you do not know what I am talking about, YOU have done the same, praised a really ugly thing just so you would not hurt your friends feeling.

PS. Writing this make me wonder WHAT thing have you praised that was really ugly?

Please Tell Me Why My Room Is So Cold

And another great post from the Homeinspector. A lot of valuable information for home buyers and sellers. Here in St. Petersburg Florida is more about the heat than the cold.

I hear that all the time.  The flip side complaint is that the given room is too warm in the summer. 

This person said that the room feels fine when the heat runs, and then cools quickly.  Sounds difficult to diagnose?

It's not.  Remember, heat seeks cold.  It will move toward it.  People think that heat rises.  Well, it does, if it is seeking cold.  But heat can also go down to seek cold.

Also, interestingly, heat and cold don't mix.  I could demonstrate that with a thermal camera, but perhaps that is a post for another day.  Heat and cold separate until slowly, temperatures equalize to an ambient, common temperature.  Last year Jim Quarello posted a thermal image of a room showing the defined layers of temperatures as the heat was running and before the layers started to melt together to a common temp.  I called it layer cake!  Maybe he could post that again - it is extremely instructive.

But I digress!  Back to the bedroom in question.  It is the master bedroom, located in the front corner of the house, with two exterior walls and OVER the garage.  Rooms over garages are famously difficult to keep comfortable in extreme weather conditions. 

Investigating thermal image technology, this homeowner found me online.  A thermal image camera makes a quick, definitive, accurate diagnosis of where insulation is ineffective.  I suspected the windows were not great either - tract home, 15 years old, with big, two-panel, sliding windows.

This is a typical view of all the windows.  We waited for a nice cold morning, and outdoors it was about 20F when we began this inspection.

Notice that the panes are not bad, but not great.  The center of the pane is 58F.  But around the windows where the sliding sashes meet the frame the temps are around 41F.

And this is AFTER the client put extra weather seal in the tracks to help control air flow toward the indoors.  We could still feel air flow.

So we know the windows are a problem.

But what of the bedroom?

Since we have evidence that the windows are not sealing well, something else is going on.

First I went to the garage.  The images are taken from the garage door.  They look at the garage ceiling.

The left image is looking left and the right image is looking right. 

Those defined orange lines are heat escaping through the floor of the bedroom around joists.  "Oh, THAT'S WHY THE FLOOR IS SO COLD!" said the client.  You can see whole areas without insulation.

Why do I say without?  I think so because the coldest areas of the drywall are around 31F and those lines 62F.  They are not that much cooler than the ambient temperature of the bedroom!  The bedroom heat is seeking cold!

Next I went to the bedroom.

The left image is the left wall of the room, where the windows are.  The center image is the corner and the right image is the right wall of the room.

The coldest spot is the corner, around 30F!

And notice the walls, how the purple and lavender colors seem to be "dripping" upwards.  What's going on?  Heat is certainly exiting down.

I think the rim joist, which is a board or joist on the outside of the house nailed to the edges of the room's floor joists was never insulated.  There may be some insulation under the flooring, but it is either poorly placed or nonexistent on the outsides.

Insulation lesson:  TO BE EFFECTIVE, INSULATION NEEDS TO COMPLETELY SEAL A SPACE.  IT'S JOB IS TO TRAP AND HOLD AIR.  THAT TRAPPED AIR ACTS AS THE THERMAL BARRIER.  ALSO, IF IT IS UNDER A FLOOR, LIKE IN THIS BEDROOM, THE INSULATION MUST, ABSOLUTELY MUST, TOUCH THE UNDERSIDE OF THE FLOOR.  ANY GAP THERE WILL ACT AS IF THERE IS NO INSULATION AT ALL.  IDEALLY THERE IS A VAPOR RETARDER SOMEWHERE.  IF IT IS A PAPER-BACKED INSULATION, THAT PAPER VAPOR RETARDER SHOULD BE TOUCHING THE UNDERSIDE OF THE FLOOR.

At this point additional insulation is needed.  It might not be as hard as you think.  We had the same problem in the bedroom in our house over the garage.  To solve the problem my insulation company came and drilled holes between the joists at each edge of the garage ceiling and blew cellulose insulation into the space.  It completely fills any cavities, nooks and crannies and provides a great secondary seal.  It worked for us.  It would probably work for these folks.  The holes are then plugged with Styrofoam, which acts also as a fire seal.

My recommendation:  If you have cold, or hot, rooms, call an experienced thermographer to come have a look.  It is worth every penny to see what is going on.  And, if you recall, there aren't that many of us because one of the entrance requirements into the order is utter cuteness.

Voice to text, if it really works it going to be awesome

I just bought a new software by the name of Dragon and it's that natural speaking system that converts voice to text on your computer this is my very first post using the  dragon software. I so excited, I guess it will take some time to get used to it but if it really works it's got a be an awesome system. Will keep you guys posted, wish me luck.

St. Pete Beach, FL:  Children in grades Kindergarten through 5th are invited to attend a very special "Breakfast with Santa" event at the St. Pete Beach Community Center, located at 7701 Boca Ciega Drive.  This holiday event will be held on Thursday, December 23rd from 9:00am to 11:00am.  Event sponsor Chick-fil-a of St. Pete Beach will be providing a delicious breakfast and the Chick-fil-a cow will be dressed in his holiday best to hand out gifts and prizes.  Other activities include take-home arts and crafts and very special photo opportunities with Santa.  Cost is $5.00 per child.  All participants must be pre-registered by Tuesday, December 21st .  To register your child, call the Recreation Division at 363-9245.

Last night we went to Bellini's for drinks and to La Fogata for dinner and back to Bellini's for more drinks.

South Beaches Real Estate ProfessionalsWe had a great time. I just love Bellini's, this place has it all. To start with it is absolute beautiful, the music is great, the service is friendly, drinks are very affordable and it has that welcoming cozy feeling to it.

You can stand around the bar or sit in the lounge area or find a place outside near the waterfall, it has something for everybody but the best part is that it is connected - part of to LaFogata a drop dead gorgeous restaurant.

I like the idea that you can go out for a great dinner and hang out with friends in a fun place afterwards without moving your car. La Fogata has a new menu and I had never eaten off this new menu so I was really curious. We were 5 people and we all loved our food. It was great.

I had the Baked Brie to start with (reminded me of home) and then the Rib eye, it was cooked to perfection and it was very tender and had a great flavor. The guy next to me had the Garlic shrimp as an appetizer, they looked so good and the smell alone was to die for. Three of us ordered the "Schnitzel" as an entrée and I could not believe the size of it. HUGE and all three of them absolutely loved it.

So, if you are looking for a new restaurant to try out in St. Petersburg that has great food, great atmosphere and very affordable prices check out LaFogata and Bellini's, you will love it.
