Prices here in Treasure Island have dropped a lot and I get a ton of inquiries about 2 bedroom 2 bath condos, a minimum of 1200 square feet, right on the beach in Treasure island for under $100,000. Sorry we do NOT have it. $300,000 yes, that's where it starts but not $100,000

There is a lot of information in today's world but not everything you read or hear is true. Direct beachfront on the low end is still $300,000 in our Treasure Island area.

Home alone on a Saturday night........................................

What is a single woman doing home alone on a Saturday night? Well, I guess she must be a Realtor. This thought just crossed my mind when I looked at the clock, realizing that I have about 10 more e mails to answer and a listing appointment to prepare for while my girlfriends are out partying.

Sometimes I ask myself,  "Am I so busy right now or am I just totally disorganized?"

I woke up at 6 am this morning, checked out a counter offer that I had received late last night, e mailed my buyers about it, printed a brochure for one of my listings, packed my bag and laptop for the day, stopped at Starbucks for a coffee and show one of my listings at 9 am. Went to the office, paid some bills and met with clients for a consultation at 10 am. Between 11 am and 3 am I went to show a bunch of condos to another client. In the meantime I had received offers on two of my listings. One I presented via text message because my seller was on a party boat in the Gasparilla parade and buyer needed and answer ASAP the other one per phone because seller was on vacation. This all happened between 3pm and 5 pm. Finally got home, returned a bunch of phone calls, made showing appointments for tomorrow and ate dinner. By 7 pm I took a break played with my cats and watched the news.  At  8 pm I am back on the computer answering e mails and inquiries and doing property searches for some clients. Now it is 10 pm and I am not done yet.

So, here is my question to my fellow realtors. A, I totally disorganized or simply busy?

Listing agreement is expired but still active in the MLS, now what?

Yesterday I had one of these "I can't believe this is happening" moments again.

Seller signed listing agreement that said it will expire on Jan 10. In-house listing sheet of this broker said that listing will expire on Jan 9th. So, here I am, thinking I do not have a problem meeting with the seller on Jan 11th to get the listing. On Jan 11th I check BEFORE meeting the seller and saw that it was still active in the MLS. I called the seller and told him that it would be unethical for me to come to the listing appointment because it is still listed.  Seller told me that he is leaving the country the next day and won't be available for about a week and after that only by phone and e mail and that he needed to take care of this TODAY. He faxed over the expired listing agreement as proof and actually went to the old listing office and told them to remove the listing from the MLS (since listing agent had not called him back in 3 days)  I met with him, got the listing and wanted to input it in MLS the next morning.

 It was still active. I called the listing broker and left a message for her to please remove the listing or call me back. Well after waiting all day (and nothing happened) I called our local board and explained the problem.  I could NOT believe what I was told.  

In short.  My behavior of talking to the seller and getting the listing while another broker (unlawfully) still has it in the MLS, is highly unethical. I was strongly advised to stay out of this situation and have the seller (who is out of town) deal with it.  

It gets better, the additional fact that the old listing broker had extended the listing without the sellers ok or signature, in fact AGAINST his wished and instructions is also nothing that our local board and MLS enforcement  is too concerned about and at this point they do not see a need to investigate this.

Our MLS rules say that I have to input a new listing within 3 days, the listing is still active and now I am in default for not posting my new listing in the MLS..................................... On top of being highly unethical.

I am a single agent for the seller - doesn't that mean I can and should do everything that is in HIS best interest?

I am paying my dues and fees on time doesn't that mean that my local board should do a little more than calling me unethical?

How is unethical here?

In my opinion it is the board and the old listing broker.

The whole house was moving!

 

Via Charles Buell, Seattle, WA, Home Inspector (Charles Buell Inspections.com):

      Well, not actually at the time of inspection----but it WAS MOVED.

     Several times a year I inspect houses that were not originally built on the site where they now sit.  I am not talking about modular or mobile homes.  I am talking about houses that for one reason or another were built somewhere else and then moved to their current location.

     Some of the reasons homes get moved are: to put them on other parts of the lot, to get them out of the path of highways that are being built, or to move them away from where schools or other large scale projects are being built.  Some times it is simply because someone wanted to save a nice old house from the wrecking ball.

     A couple of years ago I inspected a house for a client that was going to have the house moved about a mile and he just wanted an opinion as to whether the house was structurally worth it.  In this case he could get the house for $1.00----all he had to do was pay to have it moved.

     The construction of the 47,000 miles of the Interstate Highway System displaced hundreds of thousands of homes, and I routinely run into these relocated homes up and down the I-5 corridor.

     I thought my readers might find it interesting to see a list of some of the visual “clues” that can indicate a home has been relocated.  I have never seen any disclosure about this aspect of a house’s history and invariably all parties in the transaction are surprised to find this out----even the sellers.

     Here are some signs one can look for:

  1. Crawl spaces under parts of a house that were a former garage (we all see garages converted to living space----if there is a crawl space under the floor there is a good chance the house was moved).
  2. Foundations newer than the age of the house.
  3. Poured foundations with filled-in areas (these pockets would be left open so that the steel carrying beams could be removed after the house was set on the foundation and then were filled with either concrete or blocks).   Here is such a picture of a beam opening that has been filled with concrete blocks.
  4. Beam pocket of house that was relocated

  5. Depressions in the ground where jacks/cribbing were located under the main carrying beams.
  6. Chimneys removed and no evidence of foundation for the chimney in the crawl space under the closed in openings in the floor system.
  7. Beams cut off just short of the foundation with posts & piers to support the ends----as opposed to sitting in beam pockets in the foundation.
  8. Beams and posts supporting the floor system that are not the same vintage as the rest of the floor system.
  9. “Field-treated” sill plates (previous to the introduction of pressure treated lumber there were “greenish” colored preservatives that could be painted on lumber----areas where we would use pressure treated wood today).
  10. Changes to heating systems (ductwork, forced air to electric etc).
  11. Concrete block foundations under a house that originally would have been post and pier (these will still likely have the cut outs for the mover’s beams).
  12. Crawl space access is located at a typical location for the mover’s beams.
  13. Drainage plumbing in the crawl space that is not the same vintage as house plumbing.
  14. Relocation of electrical system from one side of the house to another.

     While no one of these things necessarily means the house was relocated (with the possible exception of the crawl space under the former garage), when we start to find several of these indicators going on, we might be able to conclude that the house was moved.

     So what good is this information?  Well for the buyer it will mean that the house, for its age, likely has a better foundation than when built (or has a foundation period), is better secured to that foundation than went built, likely has a newer water service, newer sewer line, and maybe even an upgraded electrical panel.  Generally speaking, the fact that the house was moved is a good thing.

So, how important is it to dress "professionally?

I commented on a post from Leslie Helm this morning and I got inspired to raise the old question again.

So, how important is it to dress "professionally?

What does that actually mean?  "Dress professionally" We do not have a dress code in our office and trust me I thought about it more than once. In the end I decided that I rather have my agents be themselves, dress in cloth they feel comfortable in. I do not believe that dressing professional shows who you are as a Realtor. The knowledge you have, the skills you have, the way you treat your clients, your attitude, all of this is more important than the "right" dress. I have sold a million $ property in Jeans and T shirt and my clients think the world of me.

So, in my company if you want to dress "UP" you can if you don't want to, no problem either.

Some agents need the "professional dress" every morning so they can slip in their "role" other wear it because it simply reflects their professional attitude.

How do you explain 42 huge German meatballs in your kitchen cabinet?

This is a true story, no joke.

My mother is visiting from Germany for 5 weeks. (That is right, 5 weeks) Since she arrived the Florida weather has turned into Alaska weather and it is tooooooooooooooo cold to do anything. I just do not know how to entertain her anymore. Since I am running out of ideas, today she took matters in her own hands.  When I came home the whole house smelled like someone had cooked food for an army but there was just a small dinner for the two of us on the stove. I really thought I was imagining things but then I opened one of my kitchen cabinets and guess what I found?

42 HUGE German meat balls. I do not even want to speculate what I am going to find tomorrow when I come home, so please someone help me out

Now There’s No Excuse

 

Via Gabe Sanders, Stuart Florida Real Estate (Premier Realty Group):

It’s the best news in real estate since last year’s First Time Home Buyers Tax Credit: an estimated $22 billion will pump into our economy as a result of the government not only extending the tax credit, but including current homeowners, too.

The existing $8,000 maximum credit stays in place for first-time buyers. A "first-time" buyer is one who has not owned a home during the three years prior to the purchase. However, repeat buyers who have lived in their home for five of the past eight years may also qualify for up to a $6,500 tax credit on their purchase.

Unlike before, as long as the property is under contract by April 30, 2010, buyers will have an additional 60 days to close by July 1, 2010. The credit applies to single-family homes, condominiums, town homes and co-ops.

The qualifying income limits have been increased as well, up to $125,000 for individuals and $225,000 for couples filing jointly. If an individual makes up to $145,000 or a couple up to $245,000, the credit can still be claimed, but at a reduced percentage. Any incomes over those amounts won't qualify.

If your tax credit totals more than your tax bill, you'll receive a refund!  Along with historically low interest rates and low prices, there just hasn't been such a great opportunity for home buyers in a very long time.  Approximately 2 million people are expected to take advantage of this buying opportunity, so jump to action before the April 30 deadline!

Well, where do I go for dinner tonight? Our little beach towns have lot of places, something for every taste and every mood. Let' start with fish since we are surround by water. A really nice upscale fish restaurant is the "Mad Fish" on St. Pete Beach. Service and food are very good, perfect place for a nice date. I always recommend "PJ'S" on St. Pete beach for the everyday seafood dinner. I am in love with their Chicago oysters, they are absolutely wonderful.  Bonefish Grill on Tyrone Blvd. has a huge selection of fish and I would kill for their Bang Bang Shrimp. You can get "all you can eat" crab legs on Tuesday and Thursdays in Treasure Island at the R Bar. (Be there early otherwise they might be sold out)

To find Theeeeeeeeeeeeeeeeeeeeeese best Lobster bisque you have to go to The Perl in Treasure Island. Their food is always great but the Lobster Bisque is out of this world.

When we go to the other side of town, places like North East St. Pete, South East Saint Petersburg, Pinellas Point, Maximo, Coquina key, Tanglewood, Caya Costa, Downtown Saint Petersburg etc. you will also find gorgeous waterfront properties for sale but you will be at least 20 minutes away from the  sandy beaches. Due to the unique location of Pinellas County which is right in-between the Gulf of Mexico and Tampabay our waterfront properties are all different and have different things to offer. If you buy your home or condo right on the Gulf of Mexico, you have a beautiful sunset right in your backyard every day but you cannot have a boat. If you buy waterfront property on the Intracoastal Waterway, you can have a boat but might have to drive a mile or two to see the sunset. Buying waterfront property on Tampabay, the east site of Saint Petersburg, you will have a long drive to see the sunset and due to a lot of sand bars you might and might not be able to have a boat. My point is that you if you find your waterfront dream home on the internet check out Google earth or look at a map. Waterfront property here in the Saint Petersburg area can be different from one block to the next.
