I am soooooooooooooooooooooo excited. I used to be a huge F1 fan but since Michael Schumacher quit a few years back Formula one is just not the same for me anymore and I stopped watching the races last year. Just a few days ago it was announce that Michael Schumacher sign a contract with Mercedes and He will be back in the game.

I am so looking forward to the first race in mid march. The only thing that could make this new season even better would be a race in the US. Unfortunately this is not on the calendar.

Inspecting Deck Steps... 

For the safety of personnel, deck steps should conform to more recent local municipal standards. Some do. However, most do not. There are several reasons for this. Many steps and handrails were built to older standards that may have been acceptable when the property was built. A classic example of this is the handrail on this set of steps.

Some years ago, the wide top plate and spindle spacing on this set of steps was acceptable in most building jurisdictions. Today, the handrail has to be approximately 34-36" in height and has to be constructed in a manner so that it can be easily grasped. Additionally, the spindle spacing cannot exceed 4" for child safety purposes.

The height an depth (rise/run) is also important. Although this may vary by municipality, the general rule of thumb for risers is approximately 7-3/4" in height. This dimension is not to vary more than 1/4". The average tread depth should be approximately 11-12" depending upon municipality.

Depending upon where you live, some municipalities require the sellers to bring steps up to more modern standards. My area of Tennessee does not. However; this does need to be brought to the attention of the buyer and must be in the report. The steps pictured most likely were added after the fact by the home owner as they do not conform to any building standard. The seller will need to address this item if the buyer requests it in their repair contingency.

Doughnuts and “off-duty” home inspectors.

     Are home inspectors ever completely “off-duty?”

Some things just jump out at you     For myself I find it very difficult to walk around with blinders on.  Being trained to identify defects to the point that we “allow” them to jump out at us----how can we really just turn this training off?

     The other day I was called to help a client figure out why their windows were falling out of their house.  It turned out it was not nearly as dire as all that and the fix would not be all that difficult.  What did come up though was the fact that the porch---some 7 ft off the ground----had no barrier railing of any kind, the TPRV on the water heater had no drain pipe, one of the exterior doors could be easily “unlocked” from the outside, and that some of the windows could be removed from the outside.  These were just a few of the things that “jumped out” at me.  I was not looking for them----they found me. 

     While these were not the issues I was called to look at, I did in fact point them out in the course of figuring out the issues I was called to look at.  I also recommended that if they would like I would be happy to come back and do a full home inspection for them----so that they would have a better understanding of the house as a whole.

     I wrestle with how best to deal with this issue without sounding like I am just trying to create work for myself.  In the end I feel some responsibility to share what I know----because it is really not possible for me to ever be completely “off-duty.”  And, I don’t eat doughnuts anyway.

Water heaters are something we take for granted. They set unnoticed in the corner of the garage or utility closet. When looking for a new home, buyers and agents alike seldom take note of this appliance, save for turning on the tap to see if it is working.

Home inspectors need to look at the safety features. Today I will address TPR valves. Temperature/Pressure Relief (TPR) valves need to be installed on all water heaters. Water heaters are pressure vessels that can explode under the right conditions. The TPR valve prevents this from happening.

All TPR valves need to have an extension
.
Far too often, many handymen or DIY'ers
forget this all important feature. Should the temperature rise or pressure build up past the set point of the valve, super heated steam or scalding water will be released. If you or a family member is in front of the valve, you could be badly burned.

TPR valve extensions need to be appropriately sized and use the proper material. The valve extension material should be equal to the diameter of the valve body opening. Generally 3/4" is standard. The extension material has to be rated for high heat. CPV or copper tubing is most widely used. PVC, with a 140 degree F temperature rating, is not acceptable. Depending upon local guidelines, Valves should extend to withing 4-6" of the floor.

Inspecting Water Heaters - Part 1

Water heaters are one of those modern conveniences that most folks take for granted. That is, until something goes wrong. As Murphy's Law would have it, this will be the major appliance that will head south shortly after moving into your new home. This often becomes a major bone of contention when dealing with home warranty companies.

The serial plate reveals a lot of information, if you know how to read it. The serial number reveals the age. This water heater was manufactured 7/99 and is 10 years old. The capacity is 40 gallons, it is electric, but the major item to notice is the big number 6. This tells the consumer and the inspector that the tank has a 6 year rust-through life expectancy. After that, how lucky do you feel? For the most part, this should tell you and your clients that this unit is at the end of its serviceable life. This information needs to be in the inspection report so that your client can budget for eventual replacement. This will also be very useful for any warranty claims against the home warranty company.

Sometimes I wonder, do agents actually have a Broker?

I have a Short Sale listing in St, Petersburg. Got an offer on it within a week that was 15 % higher than the comparable properties in the same St. Petersburg neighborhood and closing within 30 days.  Needless to say my seller signed it right away and we shipped it to the bank. This was in September. Since then the buyer's agent is asking me questions like

" What do you mean by BPO?

Can you please fax the Hardship letter my buyer wants to see it.

Why is this Short Sale taking so long?

What is a negotiator?

Can I have a phone number for the bank, I just call them myself.

Since the seller has signed the offer I do not understand what the holdup is."

Honestly I have answered all her questions but I am running out of patience

Closing on another Short Sale in St. Petersburg today.

I have to say this was a fast and fairly easy Short Sale. Got the listing about 3 month ago, took a week to get the squanders out and re-key the house but once it was done and all the advertising was out we received an offer ASAP. It was a low ball but seller signed it anyway to get the Short Sale process going. Full Short Sale package including Hardship letter was sent to the bank and miraculously the bank did not lose all the paperwork and a negotiator was assigned very fast. BPO was done within two weeks of receiving the offer. BPO came in twice as high as offer, buyer backed out but we finally had a price that the bank would accept. So, property went back on the market with a new price and we had a new full price cash offer within a week. After this we had a few problems with the home inspection and the buyer's agent disappearing on us but in the end all was good and we closed yet another Short Sale here in St. Petersburg.

BPO's and short sales in St. Petersburg

short sale BPOI will never get used to this. I work with a lot of Short sales here in St. Petersburg and I am always amazed when it comes to BPO's.  Just last week the bank ordered two BPO's on one of my Short Sale listings here in St. Pete. Last night I found out that one came in at $207,000 the other one came in at $248,000. In my mind they are both wrong. 4 other townhomes sold in the last few month in the same community, same age, same layout, same everything and the average price was $ 235,000. Now the bank is going to order another BPO's let's see where this one comes in. Never a dull moment when you deal with BPO's and Short Sales in St. Petersburg.

You are not giving up easily, are you?

No, and that is one of the reasons why I am still in the real estate business verses 5000 other Realtors in Pinellas county that have given up and left the business.  "You are not giving up easily, are you" I hear this a lot. Just this morning I started an e mail to another agent with "I know I am a pest but" As a realtor it takes a lot of things to survive in this market and one of them is "not giving up" If I would back up every time I see a problem, I would be on a constant run.

There is always a problem but I don't see it that way, to me it is just a new challenge.

How do cats learn to meow?

How do cats learn to meow?

I am not kidding, my two little once can't meow, and they BEEP. People tell me, don't worry, they learn from each other. Excuse me, they are BOTH beeping so how on earth will they ever learn. The other day I found myself sitting in front of them "MEOWING" needless to say I felt a little ridiculous and of course it did not work. Now I am wondering if there is a CD with "Meowing " sounds that I can buy and play for them.

Any thoughts?

I am so out of my league !!!

I adopted two 10 weeks old kittens last Wednesday and I did not realize that you actually need 4 hands when you have two little cats.

When I am trying to get one out of the closet the other one types an e mail on my laptop. Once I have rescued my laptop one of the tries to drown herself in the bathroom and while I am still trying to dry her off the other one things that the  lamp is her new scratching post........................

Any advice?
