Handy man special, needs some TLC, fixer upper, Real Estate in Saint Petersburg.

The above terms are used very often in the Real Estate business, Realtors use them, buyers use them but what does it really mean? I always get phone calls like "Anne I am looking for a fixer upper in St. Pete"  Well, what is a fixer upper to you might be a tear down to me. TCL (tender loving care) might be a major renovation job to you. When some people hear "Handy man special" they think a new carpet and some paint will do the trick. I might think it needs two new bath rooms, a new kitchen and flooring.

See, you never know what people mean by fixer upper, tear down, handy man special etc. Everybody has a different opinion and view. The only way to find out what it is to you is actually looking at the "diamond in the rough" (I love this one) and deciding for yourself. The job can be much bigger than you think or it can be much small than you think.

Waterfront short sale homes in Saint Petersburg Fl.

Today I showed a few waterfront homes under $500,000 in Saint Pete Beach, Treasure Island, Madeira beach and Redington. You just never know what to expect when you show a foreclosure, short sale or bank owned house. The first one on Isle of Capri, advertised as waterfront for $249,000 was only water view and the smell that hit us when we open the door was so bad, my clients did not even want to go in. That was probably the fastest showing I ever had.

Another home asking price $ 225,000 in Redington beach had just a little bit of water (maybe 15 feet) and no chance to put a boat dock in, but still, the price was great. When we went inside, we found out why. The doors were gone, the appliances were gone, the whole kitchen including cabinets and sink etc. was gone, all the electrical receptacles were gone, all light fixtures gone, the AC was gone, we were actually surprised why they had not taken the front door. We saw a few others between $400,000 and $500,000 that had very strange floor plans and we saw about 3 homes under $500,000 that were just great and in good condition with a nice waterfront and priced way below market value.

So, if you are looking for a short sale or bargain, be prepared, you never know what you will find. There is the good and the bad and lots of things in between.

Isn't this the first thing every real estate agent learns in school?

Isn't that the most important thing a broker can teach you?

At one point I had 50 flyers all over my office walls, just saying

Statute of Frauds, not in writing not enforceable.

My Realtor can repeat this in their sleep.

Why is it that I still (and this week top it all) hear from other Real Estate agents

"But we told you"

"But we thought"

"But we wanted"

"But we understood"

"But we figured"

 

This is a reminder to everybody, if you do not want to hear all the BUTs, put it in writing and have it signed. Nothing easier than this. Real Estate is a serious business, we owe it to our buyers and sellers to do it right, not to just assume or think or . . . . ..

Anyway, I hope I am the only one that runs into this priblem all the time.

This is a LONG newsletter (hope you read it anyway)

Let's start with real estate.

Good news

The Interest rates are down down down !!!

So, hopefully that will keep a lot of people with ARM's in their homes because they can afford their mortgage payments again. Also, a 30 year fixed is the lowest rate we have seen in 37 years.

It will get buyers "off the fence" and motivate them to buy because the interest rate is so low (how much lower can it get)

Add these two and we will see a lower inventory which is exactly what we need to balance supply and demand.

I am not going to give you any bad news this time because you get enough from the media and after all, it is the holidays.

Just a few real estate numbers for Pinellas County as of Dec.1st.

Our inventor is down to 15,540 single family homes and condos (combined)  for sale in Pinellas County. Remember, we were around 17,000 not too long ago.

We sold 8682 properties so far this year

More than 65% of the sold properties were in a price range between $100,000 and $400,000.

Call Google. Yes that is right It is called Goog-411

A free telephone based information service that could replace expansive 411 calls. About 2.6 billion 411 calls are made in the U.S. each year, and it is a $7 billion/year market.   So, try it, dial 1-800-GOOG-411   =  1 800  4664  411 The computer even understands my strange accent. . . . .

 I got this from yet another friend, please read.

Change your cell phone location setting to "on".

You may remember that a young woman was recently abducted from a Target
parking lot in Overland Park, a suburb of Kansas City. Her body was
discovered many miles away in Missouri. They were able to locate her by
the sequence of cell phone towers that picked up her cell phone location.


She had not attempted to dial out, but when her family was trying to call
her the towers could sense her phone. Sadly, the authorities were not
able to reach her in time. However, they were able to locate her body
which was in an area where they never would have searched without the
cell phone tower information.
The cell phone 'locator' can be either set to:

1. E911 ... in which case you must dial out to be located;
2. or it can be set to be on all the time ... 'Location on'

With it on all the time you can be located by emergency services through
the police if you fail to respond (sick, injured or worse).
ALL cell phones have this feature. It's called Location.
It's under the Settings tool
Once you turn this on, THEN your phone is traceable (select Location On
instead of 'E911 Only').

Here are my tips for this month.

Let's help and save the planet.

Put that extra plate or two in your dishwasher or the extra towel in the washer.

Use half of the shampoo, (you will still look gorgeous)

Do not take bags at the store if you can fit the purchase in your handbag or simply carry it to the car.

Set your water heater a few degrees lower, you won't really notice the difference.

Try to recycle; bottle and cans are the easiest.

Sat away from Bleached paper products, brown is beautiful color, so use the none bleached.

Last but not least Mr. Mandell brother of Mr. Diabetes

 (We work in the same building) asked me to tell all of you about this special event on Dec. 21. His brother will complete a 10,000 mile walk on that day and you are invited come to join the Walk and PARTY. Read this story, it is amazing, he walked for 8 years !!! http://defeatdiabetes.org. Final walk 1.30 to 4 pm starts at the north end of John's Pass 2 miles to Archibald Beach.

 Below are the units that are currently on the market.

Please pay attention to the LP/SF. This is the listing price per square feet and does not include the balconies. When I look at all the units that were sold this year, the average asking price per sf. was $142, now with all the active listings the average asking price per sf is $169.

I am wondering, has Seminole Isle reached the bottom? It is hard to tell, I search public records and there are some more short sales and foreclosures to come.

Anyway, this will be interesting to watch.

Seminole Isle in Seminole Saint Petersburg

Seminole Isle is a very nice community here in Seminole Florida.  It is located right on Park Blvd between Seminole Blvd and Park Street, in the middle of Seminole across the street from the huge Seminole park. It is only minutes away from the beaches of Madeira and Redington. Seminole Isle is a gated community with 6 condo complexes a total of 180 units and a lot of town homes. Nearly all units have a great view onto Lake Seminole and the nature preserve. The complex is right on the water and has a nice dock and its own little beach. Seminole Isle features a nice clubhouse and tennis courts, a heated swimming pool and a long walk way around the community with beautiful direct waterfront places were you can just hang out or fish or watch the birds.

Location, Location, Location, it does not matter where you need to go in St. Petersburg, Seminole Isle is 10 minutes or less from everything. There is a Publix and a Sweet bay within 5 minutes, a Home depot within 3 minutes, shops and restaurants even the Seminole Mall is less than 5 minutes away. It will take you 30 minutes to Tampa airport and about 15 minutes to the downtown Saint Petersburg waterfront. Seminole itself has a lot to offer, it is an up and coming community with lots of energy and lots of fun things to do.

Seminole Isle was built some 4 years ago by Beazer, one of the nicest projects they ever did. Unfortunately the real estate market changed over night and Beazer stopped constructions on other projects that were planned for Seminole Isle. So, right now there is a lot of vacant land within the community. If you do not know about the developer stopping the project, you would not realize that it was supposed to have a lot more buildings. In the beginning of 2008 the developer turned the condo affairs over to the Seminole Isle association and the complex is now managed by the Leland Management Company. They have an onsite property manager that takes care of everything.

Ok Let's talk about the condos in Seminole Isle, like I said there are about 180 units and the have 3 different floor plans. The condos are either 2 or 3 bedroom between 1500 and 2100 heated square feet. Each condo has an assigned parking space underneath the building and tons of parking outside. Also, each condo has a very nice size screened in balcony, open floor plan and high ceilings.

The town homes are a little over 2000 sf. also available in 3 different floor plans and they have a big over sized two car garage/ bonus room downstairs. You have your kitchen, living room area on the second floor and the bedrooms on the third floor.

I kind of like the condos better, that might be because I am too lazy to walk up and down the steps in a town home.

In the beginning of 2008 Beazer sold their last units in Seminole Isle and now everything that is or comes on the market is a resale. People paid a lot of money for these condos when they were brand new. Well, like I said before, in the meantime the market has changed and the sales prices in Seminole Isle went down dramatically.

We are talking about prices that dropped by $150,000 within a 2 years period. Well this is good news for all the buyers out there, once in a while you can find that unbelievable deal in Seminole Isle. We sold one a few month ago, 2100 Sf. condo for $270,000. The seller had paid way over $400,000 for it about 2 years ago.

Things to do this week in Saint Petersburg?

Here are just a few fun things to do in the Saint Pete area.

You could go to The beach theater in Saint Pete beach they will show a few classics this month, among them                  December 20 - A Christmas Story (1983),  December 13 - Miracle on 34th Street (1947), December 21 - The Nutcracker (2007), December 22 - A Christmas Carol (1951), December 27 - Willy Wonka and the Chocolate Factory (1971)

What are you doing on Dec. 17 -(weather will be great)  Player Beach Bash at the Tradewinds in Saint Pete Beach
3 to 7 p.m. The Memphis Tigers and the USF Bulls have a Player Beach Bash party and fun activities. 

Come to Sunset beach on Treasure Island                                                                                                                    Join Santa & Mrs. Claus in Sunset Beach with caroling and sharing holiday cheer as they stroll the streets with "Merryment Stops" along the way, Sunday December 21st. Meet at 5pm at the Beach Pavilion ... Come join us, it is a cool event and afterwards everybody ends up at Caddy's waterfront bar.

Need cheese? Saint Petersburg                                                                                                                                       On December 20th 2008 at 11am, Mazzaro's Italian Market at 2909 22nd Ave North, Saint Petersburg, Florida will cut an 800lb.  Provolone as part of their Christmas tradition. Be prepared it will be a mad house, but fun.

Southern cuisine, Savannah's restaurant in Saint Petersburg Florida

What a great place. Fine southern cuisine and that is so true. I really like this restaurant. It has a great atmosphere and great food. The staff is very friendly and the place is beautiful. High ceilings (and I mean 20 something feet) nice little bar area, outside seating etc. The colors are very warm and they used a lot of wood. A lot of people think that the waterfront homes and condos here in Saint Petersburg are not affected by this market situation, well, wrong. There are distressed properties in the Sunset Vistas, Las Brisas of Madeira, La Vistana, Fairwinds condo, Las Olas, Sea Scape, Sea Rocket, San Remo Beach front condos just to name a few. The asking prices for a one bedroom start at $250,000 and it goes up to $1,100,000 for a 3 bedroom 3 bath over 3500 square feet unit.

I want to sell my home in Saint Petersburg Fl., it is a short  sale.  Would you come over to the house and list it so we can start the short sale process? What do you do when you get an e mail like this?                                                                                                                                           The Realtor that has not done short saleswill probably say NO, I do not do short sales and that is ok. Than you have Realtors that will say, sure I will be there first thing in the morning. It is ok when a Realtor does not want to list a short sale because they have no experience or short sale training. The Realtor that jumps, and wants to see the home ASAP, I am not sure what they are thinking.                                                                                                                                       In my opinion. a short sale situation should be handled different than a regular listing. The focus should be on the seller and not so much on the house. When I get a call to list a short sale, I meet with the seller in my office before I go look at the house. I do a CMA on the property, pull public records and prepare a picture of the current market situation here in Saint Petersburg Tampabay. When I sit down with the home owner I explain the short sale process and the consequences. We talk about all the things that can happen and what he can expect over the ext few months. After is consultation, which is free of charge and confidential, the seller can make an educated decision if a short sale is the right answer for him. Once this decision is made, we determine if a short sale is even feasible and that involves a lot of paperwork that needs to be filled out by the seller. After all this is said and done, and we go the short saleroute, I go to the property, make suggestions, do a new CMA and fill out the listing agreement.

It sounds like an accusation. What is wrong with people - or what is wrong with me?

I did not do it on purpose, but I managed to confuse a lot of people.

About 4 weeks ago I had new pictures taken and I changed them on a few websites (not everywhere yet) About 3 weeks ago I decided to change my hair color from light blond to dark red

Is it a good think to change pictures frequently?

Mortgages and the Housing expense ratio.

Please, if I hear this again, I will start screaming.

There are still banks and mortgage brokers out their that go by the numbers and the numbers only.

The monthly PITI payment which is Principal, Interest, Taxes and Insurance combined should not exceed 28% of the monthly gross income. That is what you bank tells you or your mortgage broker says, that is the rule!

The monthly gross income is $5000 that means PITI should not be more than $1400. Please do not fall for this. They look at you as numbers, not as real people. Use some common sense. If your rent is $900 per month now, and at the end of the month you do not have any money left over, how can you expect to make monthly payment of $1400? 

That's how simple it is. Look at your budget; are you willing to cut it by $500 to own a home instead of renting it? Can you even cut it by $500?
