Short SalesThis is something I hear from about 50% of my buyers. No, do not show my regular listings, I am only interested in Short sales or Per Foreclosure properties, that is what the other half says. I hardly ever run into a buyer that says  "I don't care"  Why are people so dead set on one or the other?  There are a lot of horror stories about Short Sales and Pre Foreclosure properties and there is a misconception that "regular "listing are all overpriced. None of the above is true. Sure, closing a Short Sale can be challenging but with the right Real Estate agent on your site you will know right from the start what you get into and you will be prepared. Every Short sale I have closed was a great deal and it was worth the time and some trouble to get it done.  But then again, there is nothing wrong with buying a "regular" property and most of them are not overpriced anymore. In this kind of market the sellers have to compete with the distressed properties in the area and prices have gone down for EVERY home or condo.

So,is it better to buy a Short Sale or a "regular" sale?

Well, it all depends on YOU, the buyer. If you need to close within a few weeks, most Short Sales (unless it is a pre approved Short Sale) won't work for you because they take longer to close.

If you need to buy in a specific neighborhood, you might have to go with a regular sale because a Short Sale might not be available. The point I am trying to make is that there are great deals in our St. Petersburg area, some of them are Short Sales others are bank owned and other are regular sales. Keep an open mind, look at everything, and don't restrict yourself because you do or don't want to buy a Short sale property.

ST. PETE BEACH, FL:  The St. Pete Beach Community Center announces the return of its Tutoring and Sport Technique program for the 2010-2011 school year.  The program offers youth in grades 1st through 5th safe transportation to an afterschool program that combines homework help with socializing and active play.  The program runs each school day with Tutoring and homework help from 3:00 to 4:30pm and Sport Technique from 4:30 to 6:00pm.  The program will pick up at any area school with enough interested participants.  Each program is $20/week for St. Pete Beach residents and $25/week for non-residents; children can enroll in one or both programs weekly.   Registration is going on now, come by the Recreation office at 7701 Boca Ciega Drive or call 363-9245 to enroll today.

City of Treasure Island Parking Pass

Treasure Island sells an annual parking pass that can be used for free parking at 6 parking lots. The pass costs $5 and is available only for Treasure Island residents and property owners.

The pass is plastic hanger designed to be hung from your windshield rear view mirror so it is visible to parking enforcement officers.

The parking pass is valid from 1/1 to 31/12 but can be bought anytime during the year.

If you want a pass, you must show proof of Treasure Island residency. You can bring in

  • Vehicle registration
  • Valid drivers License
  • Current Voter ID
  • Rental Agreement (6 months minimum)
  • Utility Bills (4 months minimum)
  • Treasure Island Property Owner (Tax Bill or Deed)

I had one of these days yesterday, trapped in the office all day long, 3 contracts falling apart, nobody returning my phone calls, appointments not showing up on time, every e mail I opened had more bad news............. you know what I mean. At about 4 pm I have had it and decided to call it a day and go home. As you can imagine, I was in a really bad mood and ready to bit someone's head off.  So, now what to do? How do you snap out of this mood? Go shopping? Get drunk? Walk on the beach? Complain to a good friend?  I remembered that I live in Treasure Island and that we have beautiful beaches and that I am going for a long and relaxing swim, this usually takes my mind off things and relaxes me. (But had a feeling that it just might not be enough today) On my way to the beach I realized that we have a hurricane in the Gulf and that the waves are probably too high to swim (I call this more bad news) Since I had just called a friend that lives right on the beach and told him that I was coming over, I went anyway. We got in the water and of course it was too rough to swim BUT the waves were beautiful and we body surfed. AWESOME this was exactly want I needed. 10 waves later and I felt like a new day had just started, all the energy was back, all the bad stuff was forgotten, I was ready to face the world again.

So, what do you do to get your energy back after a really bad day?

If all else fails-----read the instructions!

Via Charles Buell, Seattle, WA, Home Inspector (Charles Buell Inspections.com):

     It is not uncommon, while inspecting roofs, to find the test caps still in place on plumbing vents.  Part of inspecting the original installation of the plumbing system for leaks requires that all openings be capped off.  After the test, the test caps are removed so that the plumbing system can function properly.  Here is a picture of a test cap I found still in place recently on a roof----most likely it had been there since 1980 when the building was built.

How do I remove this cap?

     Even 30 years later the “instructions” for how to remove the cap are clearly visible.  In light of the instructions, I got a good giggle out of how the problem was resolved----as shows in the next picture.

I just had a very intense emotional morning and I want to say thank you! Only in America. I am a huge soccer fan and I am German, today was the big match between England and Germany. I really did not want to watch it home alone so I called 3 other friends (one German, one French, one half American half German) we agreed to watch the game together and I was going to pick the place. I chose the Horse and Jockey pub in Pasadena (can’t get more British) When I arrive this morning one of my friends (in the full German jersey) was already standing outside and bitching at me (are you out of your mind? This is a British pub we will be the only Germans………..they are going to kill us if we win) Well, to me that was half of the fun, British people have a passion for soccer and they are great fans, loud and noisy and involved and that is what I needed this morning – passion and action and and and. Trust me I got it. It got pretty heated and the game was just beautiful. When the first goal for Germany was scored and I was jumping up and down even the last one of the 100 something British fans knew that there are 4 suicidal German fans in the crowd. Long story short. Germany won 4 to 1 which it should have been 4 to 2. This whole experience so far was pretty awesome already but what brought tears in my eyes was what happened next. A British fan walked up to our table and congratulated us, and started a conversation. Pretty soon there was the next British fan doing the same, the next one offered to buy us drinks, and on it goes. Never ever in a million years would this have happened in Germany or England. ONLY IN AMERICA! So, thank you America, you bring out the best in people. Of course I am still jumping up and down because the Germans will go to the next round but I have never seen a more gracious crowd than the English people in the Horse and Jockey Club today. Germany and England are the biggest rivals when it come to soccer and it can really get rough but this experience today was totally out of this world. My highest respect to the Horse and Jockey Club and the British fans !!!!!!!!!!! (I am not sure what I would have done if England had won)

Saturday Sunsets on the Trail is a sunset celebration that takes place along Treasure Island's gulf front beach trail on the first and third Saturdays of June, July & August and the first Saturday in September. Ok, I have to start with an apology. Sorry for not sending this newsletter lately but we have been extremely busy with work. Now the summer is here are things are slowing down a little bit.

I have only GOOD Real Estate news for you guys this time.

Since the beginning of this year our "numbers" keep looking better and better. Mortgage rates are extremely low, Sales have been up in Single family homes and condos all over Pinellas County, the number of new listing coming on the market is down, even foreclosure filings are down. In a lot of areas the prices have reached bottom.  If you ask me, the situation looks better today than at any time in the last 3 something years. We have lots of buyers that have waited and waited and waited and now they are out buying. We even see developers thinking about new projects. Real Estate that is priced at current market value is selling.

Cooking tip of the day

I had a bunch of people over at my house the other day and we were cooking dinner together. Well the biggest challenge was "separating the egg white from the yolk" If you have the same problem, here is the solution.

When separating eggs, break them into a funnel. The whites will go through leaving the yolk intact in the funnel. Always works!separating an egg
